Suma Capital Gains Tax

We have just bought a house and thought it was all done and dusted however I just got a bill from SUMA for €203 each for my wife and I and when I went to the office I was told it was for capital gains tax. Anyone able to tell me what this is specifically as it’s not something I’ve heard of when buying. Thanks

Hi 

I would speak to your lawyer. 

I bought a large villa very run down. I spent £90,000 renovating it. All of a sudden i get a letter from the tax office saying they are gonna re value it because all the work i had done would now make it worth more so i need to pay more tax 🙈

The new tax bill could be upto 10,000€

Only in Spain.

My lawyer could not understand why i was upset about this. I had to email all photos of the villa before refurb and managed to get the bill lower.

 But still what a rip off.

Theres now another ominous letter in my post written in Spanish waiting to hit me with another money making bill. Lol

I would have though the CGT is only payable if/when a property is sold, not after somebody has just purchased it?

I agree with what RayD is saying with regards to council tax increases after substantial improvements to the proeprty (UK policy), but to buy a house in Spain and to then be told you owe extra for GCT is surely incorrect?

I have renovated my home. I have not build an extension. I have not added anything to the size of the villa or added anymore land to it. So the fact id put new bathrooms, all fitted wardrobes, fitted kitchen etc. All internal work would not put me up a band in the UK would it?

So as i said RIP OFF!

i dont know where or how to pay the suma and i dont understand what the bill is for what does suma stand for?

We bought a new build apartment in Punta Prima.about 18 months ago and use for a holiday home and received a bill no idea wat to do about it can someone help us please.

Thanks everyone for the replies. Have to send a copy to the lawyer who will let me know the ins and outs of it. The lady in the Suma office definitely said it was capital gains I had to pay due to buying a property. Will let you know when I know. Thanks again.

Mando12 can you not just go into SUMA office with your passport as I did ?
