We are just dealing with an estate agent at the moment. Not saying they are all useless, but from the look of it most are. We are still trying to get documents we need to finalise the purchase and they (as you quite rightly said) seem to fall on deaf ears and be ignored. We have just told them without the information we will not be completing.

Yeah, we've got lucky with ours, he's even done various legal qualifications so knows things to check/look out for well in advance. Also is a bank valuer so could tell us what a bank would value various houses at. Meant we could wipe out a few of our short list.
