1 - They don't speak Spanish, and so rely on Google translate to convert from the seller to me. This doesn't always make sense. They don't then seem to question things that don't make sense, just blindly pass it on.
2 - They don't understand the technicalities/rules of selling "land" and what is involved, and so similar to the above, they just pass on what they're told rather questioning it.
Basically just pointing out it would be impossible to remove the cave. You could also state in legal documents that under no circumstances are you going to allow anyone right of access across your land to get to the cave and if the seller isn't including it you would have to charge them ground rent for the property being on your land.
We are just dealing with an estate agent at the moment. Not saying they are all useless, but from the look of it most are. We are still trying to get documents we need to finalise the purchase and they (as you quite rightly said) seem to fall on deaf ears and be ignored. We have just told them without the information we will not be completing.
