Hi, doe anybody know how you get permission to renovate your home and what is the tax implication.

Is every renovation taxable? Putting new windows in?

Thank you in advance.

Hi TJC63 and welcome to the forum,

If all you're doing is replacing windows in existing apertures, i.e. not moving the location or changing the size, there's unlikely to be a revaluation of your property.  However, you need to speak to your Ayuntamiento (Town Hall) about what you plan to do and they will tell you whether you need an Obra Menor (Minor Work) or Obra Mayor (Major Work) licence.  If it's the latter, you'll need an arquitecto (architect) to help you prepare the required documentation.  Once the work is complete, any additions that increase the living area of your property (such as extensions, enclosing terraces or balconies, etc.) must be recorded at the Cadastre (Land Registry) and that could result in an adjustment of your IBI (Council Tax).

Kind regards,

Kim

I can only speak of my experience in Alicante province.

The removal of a wall was classed as a major work and additionally needed architects plans as the work involved creating a kitchen.

My advice would be to speak to the town hall, mine have been very helpful, and have a chat with an architect, again the one I approached was helpful. There's an old saying "time spent on reconnaissance is seldom wasted".
