Hi,

Im in the processing of buying a holiday home in torrevieja, the deposit is payed via bank transfer to my Spanish lawyers account, my lawyer is also in the process of getting a bank account opened for me in Sabadell. I go to spain next month to sign and pay the remaining part, my question is if anyone knows what the bank will charge for making a check to pay for the apartment, I of course by then have moved the money from my Danish bank to the Spanish one, or if there is another way used than by check.

Hi if the bank you are paying to is the Sabadell if the payment is made by transfer I don't think you will have to pay if you have to pay by Draft it may depend on the amount, they will normally try to sell you insurance and tell you the fee will be less check insurance prices as you can usually get it cheaper than the bank the best thing to do is ask them it cost us 350 euros on one occasion,

Not sure we are talking about the same thing, maybe I was unclear in my post. What I will do is I will meet the owner of the apartment at the real estate office, I will bring my lawyer, I then sign the buying contract and I then will pay the owner the last 90% of the agreed price of the apartment. I can only see the possibility of bringing a bank check. Thanks for the tip on insurance, the 350 euros was for what ?

The other alternative is to find out what the procedure is in online banking for making transfers, and whether an online transfer is immediate. Then you'd just need to take a laptop etc along and effect a transfer to the seller's account..

However, I don't understand what you are saying will happen. A pre-purchase contract (Contrato de Arras) normally involves the payment of a non-returnable 10% of the purchase price, which I assume you've already done. The final 90% should be paid at the notary's office, once he has satisfied himself that the sale can go ahead.

...elf that the sale can go ahead.

Ah ok at the notary and not at the real estate agent then, the rest you have understood just fine. Thanks for the reply and tip.
