Evening all

Got a place in Torrevieja but over in freezing Glasgow just now

Much to my surprise my Sabadell account has just had 200€ taken out of it by "tributes"

Couple of friends think it is a local tax but my lawyer earlier in the year said all my taxes had been paid for this year?  Have emailed my lawyer but no reply yet

Does anyone have a definite answer as to what this is please

Hello

 It doesn't sound like a local tax as the IBI tax (Suma) is not due yet,  but your lawyer should confirm that.

Could it be payment or part payment of your community fees for  the urbanisation where your property is?  Our fees are €500 per year but some owners do choose to make 6 monthly payments or even monthly.

That's the thing...its just some random name showing up on my account (Tributes) taking 200€ of my money with no bill or letter,not even a reference number 🤷‍♂️

and no-one including your kind self has any definite answer?

I contacted Sabadell and they "think" it's a tax of some sort but didn't seem that interested

I'll message my lawyer again and try and find out who or what "Tributes" is, and post answer on here to help someone else

Mystery solved

Went into my emails and there was an email from my lawyer

She says it's simple....."Tributes"  is Diputacion de Alicante-Suma

Yip...it was as clear as mud 🤣😂🤣

So if anyone gets hundreds of euros taken out of their account by "tributes" it's to do with Suma tax

Using a solicitor is the most expensive way to make what are reasonably straightforward payments, especially when they tell you that all your taxes are paid when they are not as you will also have Non Resident Tax to pay before the end of the year.
Find yourself a gestor if you prefer to have someone to act for you. I use getlegalinspain.com and others recommend Angar Taxation Services, both based in the Torrevieja area so have a look at their websites and compare prices.

At the top of this page there are various tabs and if you go to the one for "taxes" there are posts explaining how you can pay it yourself.

If you gave PoA to your solicitor when you purchased, get this rescinded otherwise they will be calling the shots in the event of your death or incapacitation, not your relatives.

Thinking of buying a property in Torrevieja to rent out is this a good idea what about any pitfalls people could advise me on or any hidden costs

Hi Bernie, there are lots of potential pitfalls.
If you are thinking of short term holiday lets you will need a Tourist Licence. If the property is in a community then they will have the right to refuse your request. If they agree, the Town Hall have to issue a Compatibility Certificate. This is IF your property is in an area considered to be Tourist rather than Residential. It could also depend on whether the Town Hall considers the quota has been reached. This is on top of the property meeting all the requirements for size of bathrooms etc. Everything has to be in place before you can even start advertising.
You will need an agent to sort out changeovers, cleaning, bedding etc.
As a non resident you will pay 24% (?) quarterly on all income with no allowable deductions.

Yes, Cheryl has covered the need for a Tourist License before renting out.  The tax is paid quarterly and if you live in the UK then a straight 24% on the gross rental, if you live is Eire or another EU country it is 19% after a few allowable deductions.  The Tourist license is essential.  You say Torrevieja - Torrevieja are quite good at the moment about issuing the Compatibility Certificate need for the License application, as long as there is no community embargo on new Licenses.  Head south into Orihuela Costa and the Town Hall do accept applications but can take over a year to process it.  If you go to an area covered by Algorfa Town hall they won't even take you application for a Compatibility Certificate as they will not issue any - so you do need to think carefully and do your research when buying.  If you do manage to find a property with an existing License then it stays with the property when it is sold and it is a straightforward process to get it transferred into your own name.

There are lots of rules and regulations around renting out so it is important you do your research.  Unfortunately, even nearly 7 years after Licenses became compulsory, some (and I stress the word some) estate agent don't talk about the need for them or they say any property can get one, which is not true - the good estate agents know the rules and can explain them.  When buying, use a fully independent legal firm who also handle License applications as they will know the regulations and whether the property is eligible for one.  If letting out the property as a holiday let is essential for you to fund the purchase/owning of the property then you absolutely must put it in writing that no money is to change hands until basic checks have been done by your solicitors over whether a License is possible for the property you want to buy.

Hi Derek,

SUMA's full title is "SUMA Gestión Tributaria" and "tributaria" is a Spanish word for "tax" ("impuesto" is another Spanish word meaning "tax" - there may be others!).  

Because of the COVID-19 situation, SUMA (the municipal taxes collection agency for the Alicante region) has delayed the payment period for IBI ("Impuesto sobre Bienes Inmuebles" and what we would call Council tax) until 5th November 2021 (it's usually due around the first week of October).  However, for those of us who have our IBI payments set up by direct debit, the payment is due to be taken from bank accounts on 29th October.  From what your lawyer has advised, it sounds like this is payment of your IBI, albeit the DD has been taken a week early. 


As an aside, do you have Sabadell's online banking?  If so, look at the line entry for this debit and there should be a 'document' symbol on the far right - if you click on it, it will download a PDF with additional information which may be helpful for you.
