Registration of properties in order to advertise

Does anyone know how to or where to go to obtain the registration number that you need in order to advertise your property for rent. I advertise on Holiday Lettings and they have suspended my account until I provide a number. Can anyone help?

The nearest office is in Alicante -  SERVICIO TERRITORIAL DE TURISMO ALICANTE, Calle Churruca, 29, planta 3ª. 03003-ALICANTE

 It was a simple process, the architect certificate was not required when we applied at the Alicante office, yes the 'cédula de habitabilidad' (certificate of occupancy) , NIE in your case, 'certificate of compatibility for tourist rental' (in spanish informe municipal urbanística you can get from your town hall, section Urbanismo) and the 'declaration of responsability' you can download to complete. The license was received within 40 days.

The licence itself is free but you will need to buy the official plaque to display and the official complaints forms.  If you don't want to do it yourself there are solicitors handling the registration for about 80 euros.  Once you have your registration number you will also need to register with the Guardia Civil in order to get your login details for entering the guests passport details.

The fines are very big for renting without a licence so worth getting.  You cannot legally advertise the property without including your registration number in the advert.

No changes to the way you declare the rental income and pay tax - If you are a UK resident your Spanish tax return and tax payment for the rentals is quarterly and your UK tax return is annual.  If you are a Spanish resident then you include your rental income in your normal annual declaration.

Hello

Can this registration be done online as I am in the UK? And if so is there a link? Or would you suggest getting an agent to do it? Any suggestions would be gratefully accepted. I'm getting very confused!!

You can complete the form on-line and send it with official scanned copies of the relevant documentation but remember it is all in Spanish so if you are a not Spanish speaking you will struggle to do it.  There are quite a few solicitors who do the registration process for you, and several management companies too, but compare the fees - try your usual fiscal rep first as you are already their client so they may be the quickest and cheapest option for you.  I am not sure that Town Halls have an on-line set up yet for the first stage yet, which was only added in July, a Certificate of Compatibility which they issue which now has to accompany your application.  You also need your Energy certificate so if you haven't got one that is less than 10 years old you will need to arrange for that to be done before you apply, and someone will have to be there for the inspection date (keyholder is fine, it doesn't have to be the owner).  You have to go in person to register with the Guardia Civil, that can't be done on your behalf by anyone else.  

To be honest, it will probably save you time and stress to ask your fiscal/legal rep to do it for you if you are in the UK.  I have seen quotes from 80 euros to about 140 euros, so don't pay more than you have to!  Obviously that doesn't include the Guardia Civil registration (free but has to be in person) or the purchasing of official plagues and complaints forms that are done after the registration number is received.
