Permission for work on a property

Hi, I don’t suppose there are any type of lists that state what type of work needs permission? I have had conflicting advice on what does and doesn’t. For instance to build a front wall slightly higher , changing front sliding glass doors? Had advice that you do and also that you don’t. So any advice would be great, thank you.

Thank you, builders have told me this but a solicitor what I am using seems to disagree ? For instance I want to build my front wall up for a little more privacy , one builder told me you need permission but solictor said you don’t . So it’s best to take a list and just find out there then ? Does it take long to get permission for small jobs do you know , and thank you for your reply 👍

Thank you , it’s all very strange 🙄 I turned down some bungalows because I knew they hadn’t permission with extra roof rooms/terraces etc don’t want to get caught out with anything like this , 👍

The basic principle is that if you're making changes to something that already exists, then you need a minor works license. If you're doing any re-construction, or something that increases the built area, then it's a major license. The dividing line is difficult to define so, as Kim says, ask your town hall.

Thank you, it’s so confusing, my sale is being held up due to work that supposed to have been done, apparently the townhall have a file open, I should have finalised and been in the property by now. Apart from some new tiling done in the kitchen and shower room nothing else has been done, the solicitor seems to think that it’s structural changes but there is nothing like that,

I'd have thought that would be covered by the community rules, of which you should have a copy. If not, then ask the president.

Hi Kim, thank you for that, it’s been a nightmare up till now 🙄 this is what the agent was explaining to me yesterday, and I was quite sceptical about this, dose the venders solicitor have to sign a form confirming that they will do this or is it through my solicitor, sorry just don’t want to get ripped of, thank you.
