Hi

Yes l have a 2 bed 1 bathroom property property for sale near La Finca Golf Resort in Algorfa for €72,000. Reply back for further information.  I am in UK at present and have an agent in Algorfa.

Hi Davebev1,

I am mena26031957's son and she has asked me to reply back to you on her behalf.

As far as we are aware, the Property does not have a Tourist Licence as we have never used it to rent it out.  The Property is located in a very nice area of Algorfa with a number of British ex-pats as neighbours along with a few European ex-pats too.  The Property is a 2 bed, 1 bath and is fully furnished - you will not need to do any work whatsoever to the Property as it is ready to move in! The Property also has a communal pool. 

From a golfing perspective, the Property is only a 3-5 minute drive / 10 minute walk to the La Finca Golf Resort.

If you are interested in learning more, please do send me a private message and I can email across some pictures and provide you with a full description of the property itself.

Just sent a PM.  I'm sure it is a lovely apartment.  If the owners don't know if it has a License then it is safe to presume it doesn't as the License has to be applied for. Algorfa Town Hall are not permitting any new Licenses.  Thank you anyway.  I am sure someone will be interested in the apartment soon - or once travel is easier.

Hi Aaron, another item to bear in mind when thinking about purchase price is that over and above the basic ‘cost’ of your property you will need to factor in approx 13% of the purchase price to cover govt taxes, fees etc. So in principle a property costing 50K actually costs you 56500 more or less.

Hi Stephanie

Thank you. I knew there were additional costs that i would need to factor in but wasn't completely sure on the percentage. I will need to make sure that i find out all costs / service charges and any other hidden costs before i buy so hopefully i don't get stung further down the line. If i go for an apartment i will need to make sure i know all about the service and maintenance costs and the same if i go for a golf resort type property. Decisions decisions.. A lot to take on board but i think i'll be ok as long as i'm careful and make sure everything is done properly.

Hi Aaron

We have just completed in July and paid cash for the property, the extras worked out at nearly 15% if your putting a mortgage on then that could rise to 17-18%, also we managed to aquire a bargain but have been told we may have to pay extra tax as we paid under the fiscal value of the property which could be in excess of 4k so just beware of all the hidden extras Spain can through at you.

I would be very tongue in cheek to rent out as the tax liabilities and up keep just dont add up to be honest, we looked at it as we have bought on Villamartin not that that was the reason we bought there as we love that area, we thought we may get a few weeks rental but as I say it wont be worthwhile overall.

Good luck and be clear where you want to buy unless you get a bargain then the cost of purchase will become a loss as the properties just arent as investable as the UK.

Thank you so much for the advice. 

That's really shit about trying to hit you with extra tax after you've bought your place and paid all the additional fees. I guess that wasn't mentioned by the estate agent when you bought your place ??  I'll keep an eye out for that. Thank you.. :)  I have seen a few properties on / around Villamartin but i haven't looked into it enough as yet. Is it a resort type place or is that the name of the area ? i should probably have a quick look before asking that..  Haha :) 

The more i hear from people the more it has put me off the idea of renting it out but at the same time, that is not the be all and end all for me as i want to get a place regardless but it's now trying to decide how much i will use it. I want to move over but i'm not sure it would work for me financially so i think i will only be able to spend 6 months of the year over there, at least for the first year or so and then that way i will hopefully get a better feel for the place and see if it's going to work for me full time or not and if it does then i'd try and become a resident. I think i can only stay for 90 days at a time though ? so i will also have to work around that. I have so many ideas going on in me head at the moment helped from some of the advice i have been getting from here so i have a lot to think about still. I'd like to get a place for me to live part of the year and for my kids to come on holidays but then i am also looking to get another place back in the UK that i will rent out but that would still not really give me enough money to live so i think i will have to do it in a way that i can come back to the UK and work for a few months. I have so much to consider and decide at the moment but i definitely want to get a place over there and the renting it out part is not the main reason. It would be great to get the tourist / rental licence just in case but i would only be looking to do that occasionally and to friends only. Sounds easier said than done i know. I also want to get a campervan through and travel about a bit and see different places so that could work or at least on paper it does..  :)  I was thinking that maybe i could rent to people i know while i'm in Spain traveling about in me Campervan.  Again, it sounds good but weather or not i can make that work like that i'm not so sure. I have a few friends that i know who are Spanish and English and they are dotted about all over Spain. That's not saying that is what i will do but as i'd like to travel about regardless but it's a nice option to have at certain times. 

Anyway, I obviously still have loads to take on board and think about but i am so grateful for your helpful advice. Much appreciated. Thank you and have a nice weekend..

Hi Aaron

No it wasn't mentioned but that goes with alot of things you will come across in Spain, Villamartin is an area situated around Playa Flamenca, Cabo Roig, Campoamor and La Zenia but you will be hard pushed to find anything around your budget to be honest 2 bed apartments like ours are around the 120-130k mark the blocks are cheaper they tend to be around 75-90k.

By the sounds of it your heads all over the place, my advice woukd be sit down decide what you want to do resident or non if its the non-resident route then your only going to be able to do 90 in every 180 rolling days in Schengen countries, you could rent out long term without the licence but holuday lets a licence is required. You also want to look at the location very carefully as to whats immediately to hand how far your away from things if your renting location is the key, my advice would be to do your homework come out in summer and winter as places change through seasons, I think your budget will limit you but I am not saying its impossible to find what your looking for either, I can give you a number for an excellent guy to show you around when your ready.
