Good evening,

Does Someone help me about the non-resident tax.

I would like to know how much I have to pay per year.

I bought the house in Torrevieja on 18th of January 2018. So when have I to pay this non- resident tax?

How it's calculated depends on when the property was last revalued by Catastro. If it has been revalued in the last ten years (the last revaluation date is shown on your IBI bill), then the tax is 19% of 1.1% of the catastral value.

If revalued more than ten years ago then the 1.1% is replaced by 2%.

You won't pay for the period of time you didn't own it.

Dear Jim and Pete,

Thanks for your kindly informations.

However, i don't know how many kind of tax we have to pay in cas of non-resident and resident.

I would like to know non-resident tax is different with council tax or not?

We bought a property from 18th of Jan 2018 and live such as a resident  from 1st of January 2019.

If I understand I have to pay Non-resident tax for 2018 and  income payment tax for 2019 , haven't I?

Council tax (IBI) is paid to the town hall. Non-resident and resident taxes are paid to Agencia Tributaria - the tax office who come under the ministry of finance.

You will have to pay non-resident tax for 2018.

If you became resident in the first half of this year then you will have to pay resident tax for 2019, and the payment period for that will be during April - June 2020.

I do our own tax returns. Other than that I only do them for close friends. Doing them for everyone would be too much like working for a living, and I gave that up years ago!

Hi,

Through this forum I realized I needed to pay Non Residents tax for a property I purchased in 2017. Angar Taxation Services were recommended by Jim.as they charged 20 Euro for this service(per owner/building). I firstly contacted my lawyer who quoted 65 Euro for each year (2017/2018) that the Form would need to be completed for and its submission  A total of 130 Euro for the service before paying the actual tax. I then contacted Angar and was quoted the aforementioned 20 Euro. Total cost for 2017 and 2018= 40 Euro. A saving of 90 Euro over my lawyer....yes I will buy Jim a pint .......or two! 

They even calculated and paid the 2017 tax which I owed without any hassle and saved me from having to do that when next over.

Only down side was when Angar sent me the initial quote for the service and the calculated tax they costed 40 Euro for their services as they thought there were 2 owners.....just worth a final check before transferring any monies. A genuine mistake for sure.

Just for information, for new owners that are worried about the cost of this tax: I own a 2 bed flat in Playa Flamenca and the tax for 2018 was all of 80 Euro. Plus 20 Euro for Angar to complete the Form and submit it. In the grand scheme of things not a lot of money and some piece of mind.

All in all a great service and all down to this Forum....thanks again.
