Can I have as much advice from the folks in Villamartin with getting work in the area I’m a qualified gas engineer we who has loads of skills

RayD... That's very useful information with regard residency before and after 31 Dec 2020... Would you know if those rules regarding proof of income still apply if you wish to purchase a property but would only reside there 6 months out of 12 ?? We are considering purchasing a 'holiday home' to live in Spain from October through March and then rent out to family/friends during some of the Summer months whilst retaining a smaller home base in UK. We would not look to be working in Spain ..only UK...sort of semi retirement. Thanks in advance.

I'm afraid what you're proposing seems impractical.

If you live here more than 90 days you have to apply for residency. Until the end of this year the pre-Brexit requirements apply. After that they will be far more punitive.

If you live here 183 days or more in a year you will be fiscally resident and have to pay tax on all your income in Spain.

If you don't declare yourself resident then you will be limited to a stay of up to 90 days in any 180.

You can't rent out a property without a license, which means first getting approval from the local council, and then waiting a year or more to see if Valencia will grant a license. If you do receive a license, then you'll have to pay 24% tax on gross rental income.

What Jim said is spot on info, but as you stated " you would like to purchase a holiday home primarily for a 6month winter period" I,m only adding in case you are not aware, without residency after 1st January 2021 you can only stop 90days, then will have to leave Spain for a further 90 days before you reurn. This year it would be possible to holiday from October to March as October- December 31st is not monitored whilst in the transition period but 1st January 2021 you will then have started the 90day shengen clock so would have to leave in March. You would not be able to return until a further 90days from March. However after 90days initially you should be applying for residency but as a one off I dont think this would be noticed and there are a lot of other people planning to do the same as a final swansong.This would be your last chance as a non resident for a long winter stay. Of course to keep it totally legal, if you left on December 31st then return after 1st January for a further 90days, that would be the right way to do it. But remember only this winter could you do that.
