I understand everything you have said and taken all your comments on board.

To be honest, if i really like the place and see myself settled there for a while then ill be happy.  I understand its always good to have a back up plan.  Im the type of person if i really like it and its affordable then ill prob just go for it.  You never know it could be a great time to buy in connection to all of the above.  

Having done much more research on the renting of property in Spain since my post last night, im thinking it may be better to buy a property to live in.  This forum has been great and opened my eyes further to the complications of buying property to let in Spain.  So i thank everyone for their input and for pointing me in the right direction with certain things.

Hi Adam,

We bought in Villamartin (well actually Lomas de Campoamor) near La Fuente commercial centre coming up for 2 years ago. It’s certainly lively enough at any time of the year, with plenty to do at night, bars and restaurants wise. Probably more expensive than other areas but we love it. As others have said, don’t buy to make money, just do it because you want to, although there are bargains to be had. We came out on an organised trip with one of the estate agents, and we were very impressed, no hard sell. Michaelmlrb is just about spot on with the costs. We pay about 3000 euros a year too, for a 3 bed 2 bath property, and that covers absolutely everything, all utility bills, taxes, solicitor bills, house insurance, community charge, and leaves us a bit of beer money left over! Good luck with your search!

Yeah i understand that both property markets are completely different.  Its nice to hear so many people love it over there.  Once i get feel for the place i will be in a better position to make a decision.  Thanks for the info again on the running costs, always good to hear from the horses mouth.

Hopefully everything can start to calm down in the near future and we can all start living properly again.

Where do you get that figure of 3000E a year from?

Over the last 3 yrs the annual "running cost" for our 2 bed apartment has been about 1000E a year, max.

And that includes non-resident tax, suma, all utilities & local community fees.

Well maybe we’re in a more expensive place, but 3000 covers everything. Our community charge is 85 per month, and utility bills prob around 90 so work it out. We do live on the golf course complex so that does make it more expensive. If you are only paying 1000 then good for you that is exceptional.

It's not that "incredible" really, seeing as it's based on an average of 10 weeks occupancy per annum so the utilities are unused for 40 weeks of the year (and your comment stated that the 3000E figure applied irrespective of whether the property was occupied or not.)

We have just completed on an upper 2 Bed Apartment on Pau 8 Villamartin, as of renting I personally think your wasting your time we have properties in the UK we rent and thats where I would keep that side of things, to many people looking to cover bills and the taxes are crippling with no benefits.

If you want a great guy to help you in the search I can pass on the guys name and contact details we used he will only take you to your preferences not try and sell something they have to get rid of, he saved us nearly 20k on our purchase not to be sniffed at and he speaks perfect English.

Hi Adam

We had the same thoughts if I am honest but we looked into it and there are so many hurdles to clear its not worth the hassle plus the costs involved you will be working for nothing.

Take your time choosing the right location and apartment, it took us 18 momths to find the right place at the right price in the location we wanted.

I will pm you his details best of luck.....
