Hello

You say you were told that this rule  applied...... perhaps whoever told you ,have  some more information to back up what they are saying.

You could also ask your administrators, they have copies of all the rules for  your Urbanisation.

Cheers

Those (any) condo rules cannot contravene applicable Law, in this case LPH (ley de la propiedad horizontal). Too extensive as to get into details here. You will not be fully aware of your rights and obligations unless you familiarize with the legal stuff. No President or Administrator can establish or modify any ruling of limiting access or use of common items (drivewyas, pools, roofs and fassades - installation of antennas must also be tolerated). If you have a particular problem, PM me.

I haven't checked the Horizontal Law which guides the Community regulations however my understanding is that a President can resign and then be re-elected by a majority at the next AGM if he/she changes their mind or no other candidates put themselves forward.

What a President can't do is very specific and there are many cases where Presidents decide to do or try to do pretty much whatever they like until they are challenged.

Can you tell a little more detail?

Kind regards

Steve

The president managed to pass a new rule last agm after three hour meeting when everyone was keen to finish he put an appendage ( when asked what it meant he replied it’s nothing to worry about) but it is  a rule making it mandotory any repairs he deemed fit to rule on

When we requested the details of the new appendage and the voting results we were fobbed off we are now being asked to have hairline cracks repaired at four times the cost of two other building contractors which non can give guarantees that if we have any more scizmic movement will not reoccur. These are not structural problems at all

He also has refused to put forward proposals for the AGM in few weeks unless reasons are given to the proposals (1)  rules changed by him throughout the year without conferring with owners or voting on, which to fairness does not sound right. He has refused to put on the agenda for the agm. He is telling us as president he rules and we must follow

That's wonderful. You won't need further advice from me.
