6 or 12 month rental contract to obtain TIE in Orihuela Costa?

Hi, we’re coming to Spain on a non-lucrative visa (when covid allows!) We want to rent a property in villamartin, but does anyone know when applying for the TIE, when we get there, will a 6 month rental contract be ok or do we need 12 months? (We’re looking to buy somewhere so only really want to rent for 6 months maximum!) Thanks in advance.
