Obtaining a permission to do minor work within a property

You need to apply at your local town hall and, from Villamartin, that would be Orihuela Costa and the office used to be in Playa Flamenca next to the Mercadona complex. They may ask for a letter of permission from your community....

Most Spanish will just do the work and worry about whether permissions are needed or not later on in life if and when they ever come to sell as the fines imposed for not getting the permissions is much less than that which you are charged with at the time.

I guess it comes down to this: if the work you are doing improves the quality of the property ie, going from septic tank to mains sewage, then do it by the Book and get a Factura as you can claim this back if and when you sell.  Same for your doors.  If its going to improve on energy efficency then get a facture.

Ultimately, if you live on an Urb, your going to need to the Presidents and Residents permission anyway.

...ly, when we had an outside bathroom built in our utility room, we had to obtain a licence because we divided the space with a brick wall, which necessitated cutting through the external wall of the house to install another doorway.  Similarly, when we replaced an inherited wooden shed for a much larger one, our Town Hall insisted that it was sited in the same area, although we didn't have to obtain a licence for the shed itself (because it's wooden, so regarded as a "temporary" structure), but we had to obtain a minor works licence for the 5m x 3m slabbed base we had built on which to site the shed.
