Paying off a loan with Caixa bank

I have talked to my bank (Caixa) about paying off my mortgage in a lumpsum. All good and well they will charge me a loan abandonment fee, that I accept.   But I have been advised I need to « unregister” my home after I pay off my loan, and they can do this for me, of course a fee is involved.  I did not get a straight answer what this registration was?     Does anyone know??

You will be lable to pay the "Impuesto sobre Actos Juridicos Documentados" which is 10% of the value schown in the document. On top of that there will be fees and costs for the Notary Public (who has to set up a "carta de pago") and land register impossible to predict. If you hire a solicitor or "gestor" they will also get their pick. Be prepared.

Thanks guys, that answers my question 😊.  When calculating everything, I can see the bank will brvcharging me around 180 euro to take care of all pertaining to this registry- so then it is a valid charge.  

Thanks again, a lovely thought to be mortgage free!!!

When you take a mortgage on a property, this mortgage will be registered in the land register. When you pay the mortgage off, it will not be removed from the land register automatically. The bank needs to sign a cancellation document at a notary (which causes notary fees) and the cancellation document must also be processed by the land register (land register fees), a tax form must be filled in and submitted together with the cancellation document. Only after the document has been processed by the land register you property is really free of the mortgage.

Yes, I ended up paying apx 180 euro in total  for all involved in the registry removal. After understanding the fees I felt the cost was completely fair and my lawyer very helpful with it all. I no longer have a mortgage & feel very good 😊

Well, I did not need money or a loan- I was paying OFF the loan I had 😊.   Caixa bank has always been very helpful and still is a very good bank in my opinion.  I just wanted to understand the fee.    These kind of registry fees exists in many countries apparently 😎😅
