Buying a holiday let

I am thinking of buying a property as a holiday home but also to let out. I see from other discussions here that a tourist licence is required before a property can be let, also people saying it can take a long time to get this. Would a property that is already being let come with a licence or would I have to wait for one in my name on change of ownership? Also any other tips on buying to let would be appreciated, I would particularly like to know which types of property would give the best return on investment.

Hello Gordon, buyer beware. It may be up for sale because it can't get a licence, even if it has been rented out without one before. Something with a valid tourist licence would be your best bet but I can't imagine too many of them being up for sale at the moment as they will probably be booked solid because they are currently in quite short supply. Don't rely on Estate Agents telling you it will qualify.
DaveBev1's 6 part post is the best place to look for information. Some Town halls are refusing to pass properties in what they consider unsuitable areas, such as being mainly residential and it seems the latest delay is upwards of 8 months.
I don't know about transferring an existing valid licence to your name but I would imagine that as the Town Hall have signed it off as suitable and then further up the chain it has been visited and sizes and facilities checked then many of the obstacles would already have been passed but don't quote me on this.
