Best ways to find a property for sale

Good morning All,

As a quick back story....... the purchase of our property fell through as the seller pulled out to sell to a third party. We are now back to square one to find the perfect home for us.
I have been looking for months now - on main platforms such as ThinkSpain and Idealista but also on individual estate agents website in the Costa Blanca South area.
I was wondering if this was a better way for us to find  a property or if there was another way I haven't thought of?

Any advice on finding the right house for us will be greatly appreciated.

If the seller pulled out after you had signed the initial contract and paid a deposit to your solicitor, you are entitled to double your deposit back.

You could try https://www.kyero.com/en/caudete-property-for-sale-0l666

A lot of estate agents work together so you may see the same property appear on several sites.

Always find your own independent solicitor, never give a deposit to the estate agent and never use the one recommended by the agent. Ask them who they recommend and find a different one otherwise you could end up with a solicitor who is working for the agent, the seller and the buyer. Not good.

Your location is Caudete but this is not in Costa Blanca South so just change the search area in Kyero.

My wife's brother bought his house via a Spanish gestor/agent. It was not advertised on any of the websites. 

He drove around, and found a house that had a private Se Vende sign and a phone number. He called that number (via an interpreter). The agent/gestor met him, showed him several houses (none of which were listed, and some of which had no Se Vende signs), and he agreed to buy one. Thereafter he appointed a Spanish solicitor and all proceeded normally. It took him around a week ... being present and available here in Spain ... to agree a purchase. But he knew exactly which area he wanted, he knew there were Se Vende signs, and he had an interpreter lined up.

He paid substantially less for the house than the listing prices for comparable properties.

My location is set as Caudete as it was where the house we had planned to purchase is situated. Thank you for the updated link though, I will look at what comes up.

Yes I have seen the same properties listed on various estate agents and even at different prices! It is difficult to know who is actually selling it!

We are due to fly over to the Alicante region at the end of July but only for a few days..... I love this new idea of property searching!
It might sound like a silly question but when you say 'private se vende signs' you mean one that wouldn't have the details of the estate agent as we would find in the UK, correct? Almost a hand written sign?

There are many ways to find your ideal property and everyone will have a different story with recommendations.

Ours was establishing the area we wanted within the Northern Costa Blanca, which took a couple of years and numerous visits to assess different areas. Having firmed up on the area we then scoured all local agents, subscribed to Kyero and ThinkSpain and made numerous further visits to carry out property viewings.

On our journey we had a ball and met many different people, some of whom have remained firm friends, until we decided on a property.

We have owned it for over 3 years, have now become Spanish residents and not regretted any of our decisions for single second.

Ideally we would have rented somewhere for a few months to assess different areas but work commitments precluded this. We therefore had to put up with long weekend and full week visits as often as possible.

Thank you very much for your reply Rob. We are visiting the Alicante province again at the end of July where we will look at the local estate agents and drive around to see what we can find.

I don't know if you realise that Caudete is in the province of Albacete, not Alicante province. 

This can affect you if you have a serious illness or accident. 

The public health service in Spain is excellent, and the local doctors, nurses etc. in Caudete are really good.

But, your nearest hospital in the province is in Albacete capital, which is over 100 kms. away. If you have to go for daily treatment, as someone I know did, that can, at the very least, be tiring. If you don't/can't drive can cost you a fortune.

If you have private health insurance, or are getting it, it would be best to check where your nearest doctors and hospitals are before signing up.

Good luck with your search.

We have just bought through a local Estate Agents in Caldete , Olive Grove Estates . They couldn’t be more helpful and speak English fluently . They even helped us unload our furniture when we arrived  . Try them they are so helpful and knowledgeable about the area  .

Also their service to you does not stop when you have bought and moved in
