Hi Linda. We are full time in the UK so unable to do anything of practical use I'm afraid.

If you have some photos of the property you could send them via a personal message and Linda could have a look and maybe make some suggestions.

As far as an assessment on site is concerned, it doesn't take long for an experienced eye to see the runs that these creatures use. Putting some poison down/setting traps is also quick. So you really shouldn't be paying hundreds for this service. Where it can get expensive is if there are building works required. Also, don't hesitate to contact the authorities if you think food waste is being dumped haphazardly.

I have read in a newspaper that there is a problem at the moment with vermin around lots of areas . I had one that decided to sleep in my engine compartment probably because of the darkness and heat . he had even started taking food up there and storing it around the oil filler cap . What i did was to clean and disenfect all over the engine and yard and i purchased a trap and bait from the Ferreteria which I loaded everyday for a week eventually the bait was not getting eaten so I have assumed that it has killed the rat or rats as I no longer have any evidence of them . however being realistic ,they say you are never more than six feet from a rat . I assume that means them being in the sewer network its just when the little blighters  get out.By the way the professional  ( ratcatcher) lady on this site has given some good advice ,I have also been told to use chocolate instead of cheese , it seems that Rattys taste has changed over the years . Good luck with your efforts.

Yes they are never far away. If you feed the wild birds, keep pets like rabbits or chickens outdoors, they will come after the food that is dropped.

Waste food needs to be contained properly with no loose lids or damage to the containers. They can get through tiny gaps. Regular inspections of exterior walls should reveal any gaps where pipes or services pass through the walls. They can climb vegetation to get up to the roof where there will be ventilation gaps.

Crafty little critters.

Not sure if this will help. I watch a youtube vid of a chicken farmer who could not get on top of the vermin problem until he heard of the following.

Mix  a cup a soup (the powder type) with plaster of paris powder. Put in a dry place where they run. Safe near dogs and cats. Apparently they don't like cup a soup. Rats cannot get enough of it.

The vid showed him mixing up and placing out in the evening and the next morning, in his words was like a battle field, there were 22 dead rats. The vid showed  them all around the place.

The rats are attracted to the cup a soup but also take in the plaster of Paris. When the mixture hit their stomachs the fuilds activate the p of p and it blocks them and they are unable to pass it.

Not sure which flavour of c a s to use but would guess a meaty one

Peanut butter on snap traps, problem with poison in a roof space Esp rats they will die anywhere and the smell will be horrendous so my advice is proofing and get someone to put rat / mouse traps. The droppings should identify a rat or mouse if you can gain access to the loft

The roof space is only 4-5" deep with a tiled flat roof.  I have no access to the space & presume its entry/exit is via the a/c cabling!

The scrambling about in a 4-5" space is Not bats!
