Hi Richard

Thank you for your reply

All information is much appreciated

We have seen the odd property on the outskirts of Catral where it states they are legal and have habitation certificates with less than 10000m2 is it because they are a bit older so you think ?

We are over on the 29th so when we have been settled in for a few days I may drop you a line if that’s ok and take you up on your offer 👍🍺

Who does your agent manolo work for, if you let me know I will have a look and see what is on offer

Many thanks

Kind regards

Jon & Julie

Hi Jon and Julie

Unfortunately Agents will lie through their teeth in Spain in order to sell a property!  Unless the property is older than 20 years it MUST have 10,000 sq. metres.  Never use the Agent's lawyer because they will lie as well!   It's the wild, wild west when it comes to buying houses in Spain.

Catral is on the flood plain and consequently has plagues of mosquitos at various times of the year which can be very distressing.  My sister lives in La Hoya which is on the same level and I will not go there except in high summer because you are eaten alive......

I would be delighted to see you when you come over, just drop me a line.  I'm retired and will only be working on my hobby, restoring classic cars so have plenty of time.   Manolo Botella does not charge you anything for showing you houses, he gets paid by the seller if successful.

Hi guys we live in the campo of El Realengo which is technically Crevillente.

For us the main problem is the council or ayuntamiento. They won't let you build anything and are generally unhelpful. There is also a green zone (zona verde) around us which is entirely inappropriate as it contains factories and railway lines.

Make sure you speak to someone who knows the area well.

We get a lot of mozzies in the low parts and the water table is very high.

Keep an open mind and be careful who you trust.

Hi Jon

Manolo IS an estate agent!  but.. he is honest which is unusual.....   By the way, a habitation certificate only permits you access to utilities, it does NOT suggest in any way that the house is  legal.   Catral Council allowed this as a fudge because there were so many people in a mess and it helped the Mayor to avoid much prison time... Cowboys!  Valencia could revoke all of the illegal building permits at a moments notice and demand demolition... be aware.

Fun talking to you.

Cheers

Richard

Hi Jon

It's Inmo Botella.  There are 2 other Agents in town, I don't know them but I will get their details for you.

Cheers

Hi Jon

I am rather embarassed!  Manolo has my house details from a few years ago before my wife developed cancer, we took the house off the market shortly afterwards.   Its back on sale now that my wife has recovered but I haven't told him to update his records, pictures etc.

I've sent a picture for info.

kind regards

Richard
