Hello all. My wife and I have an apartment on the Costa Blanca which we rent out for most of the year. Currently we pay a tax adviser EUR120 per quarter to file our form 210s and make payment. I'd like to avoid this cost if possible!

I have an electronic certificate and I think I've figured out how to complete my own form 210 and pay via the Agencia Tributaria website (thanks to the very helpful advice on this forum).

But my wife does not have an electronic certificate. Most people seem to say you need to complete the form online, print it, and take it to your bank. But we are in the UK.

Our Spanish bank is Sabadell. Does anyone know if you can make payment of this tax through the Sabadell website? I have had a look but it's so confusing! How does it work? Maybe I should just pay the tax adviser...

Hi JJ,

This should be possible, provided you have the correct bank account details for Agencia Tributaria, although I'm not sure how you'd ensure that AEAT would match a payment from your bank without a copy of the Modelo 210.  Perhaps it would be worth emailing the gestor at your Sabadell branch and asking them - now that holiday season is over, hopefully you'll get a prompt response.  

Failing that, I'd recommend this company - they're about the half the price of your current advisors:

You should be able to complete your wife's form using your digital certificate. You just need to let the AEAT know that you're acting as her representative.

Thank you. The guide is great but assumes you already have a digital certificate, so not suitable here. Also the AEAT website only seems to let you appoint a representative if you already have a digital certificate. So I need to find another way!

Thank you. I've have emailed the bank and I'll see if they can help. But any tips from others gratefully received in the meantime!

That person is me and I've updated the document and made it easier to access the latest version via download from a shared resource:

My guide does assume that you have a digital certificate. I haven't tried the route of completing the form as a representative but this is worth a shot.

The current AEAT website is very much improved and does contain a lot more information than it used to on the subject of the 210 Form and obtaining digital certificates. E.g:

You do have to make a person visit to a local FNMT ID office the first time you apply for a certificate but subsequently, at least within a certain timescale, you can re-apply online to renew the certificte.

I do the Modelo 210 form on the AEAT site and provide details such as my NIE number and figures relating to the Base Imponible as well as the Valor Catastral reference. It's then converted to a PDF; I print out a paper copy and take the payment in cash to a bank which has a cash desk. This works well for me. Never had something called a "digital certificate".

Yes, we used to do the same. However, with a digital certificate you don't need to print out the forms and take them to your bank. You just need a Spanish IBAN (bank account number) and there are many free online accounts available.

 This can save quite a bit of money if, as a non resident, you bank somewhere like Sabadell (160 euro per year!).

I still find it difficult to believe that the only way a non-resident in the UK can pay Spanish tax is to either appoint a professional adviser, or physically travel to the country (to obtain a digital certificate or go to the bank). They have 1.4 trillion Euros of government debt, you'd think they would make it easy! But I am keeping fingers crossed there is a way I have not found yet...!
