Tax on property

Hello 

I own a villa in El Rosa. I am trying to find a good, competent, honest, English speaking professional that can help me calculate what taxes if any I need to pay on it. Can anyone recommend someone in Guardamar preferably? I have heard so many horror stories of people getting ripped off left right and centre:(

Do you mean tax on a newly purchased property as this is automatically calculated by the SUMA office

Or are you looking for someone to assist with your non resident tax.

To be honest Lynn I’m not sure! I know I already paid 10% property tax when I bought the property. I believe it’s some sort of tax for owning a property in Spain and not living there?

Whilst I’m writing can I just say how helpful you are to everyone xx

The tax you are trying to describe I think is the non residents tax, which is calculated on the rateable value of your property.Tax year runs Jan-Dec, so you have to pay non residents tax by the end of the year. So if you purchased your house in 2021, your first NR tax would be due by 31 Dec 2022. Your accountant needs to know the cadastral (rateable) value to calculate the tax. The cadastral value is listed on your IBI (council tax) bill. Whoever owns the property on Jan 1st is normally liable for the council tax, but the bills don’t come out till summer - it varies each year exactly when  around June July time, with the date the bill is payable seems to vary each year, but around September.

If you want to find out your cadastral value I think you can call in at the SUMA office to find out. It’s located in a side street just near the right side off the town hall. Really useful to go in and set up a direct debit for your SUMA, so you know it will be paid if you’re out of the country at the time.

The other tax I mentioned is a plus valia tax , link below, not sure if it’s still payable as it’s been scrapped and reinstated so many times recently.

We bought our property from someone who lived in the U.K. although he was liable for this tax, it’s calculated sometime after the house sale and if he hadn’t paid it, we’d be liable as it’s a debt on the property. Our solicitor held money back from the vendor for us to pay the tax.  12 months later we received tax demands and had to be reminded by our solicitor what they were. We’d completely forgotten about the tax, but fortunately i still had the scribbled note I made when our solicitor told us what charges we would be expected to pay. Spain being Spain it took the 12 months to produce the demand which gave us 7 days to pay the bill.
