Thank you nov60Simon for you thorough in depth reply. I have bought in spain before which was a "off plan" new build townhouse on a complex back in 2003 when the property boom was rife and un be known to me as i was green around the gills i never factored in the 10% extra, as it was back then which came as quite a surprise. I bought with the intention to rent it out and holiday there myself but it dawned on me that there was more becoming more supply than demand with the relentless new builds propping up on every Sq inch of land so put it up for sale and was lucky to sell it just before the economic crash in 2007 so that is definitely not what im after this time round. Also i as i dont want to have the noose around my neck again of forking out community fee`s which back then were 120euro`s a month for something that wasnt even out of the ground yet - but what you`ve described we had the same back then with 10yr guarantee`s etc. This time im looking for a independent villa with 3 beds and maybe something needing some cosmetic refurbishment like new kitchen etc as i can do this stuff myself and also on a large plot as im a keen gardener and like growing my own veg and it`ll keep me occupied. Taking into account the 13% on top of my purchase price, moving costs etc i`ll have a budget of approx 400K so hopefully i can look at property`s upto the 450K with a view to haggle the price down.

You sound like you`re really looking forwards to the move which is good to hear.
