Parking. I need a no parki g sign for my gate. Do i neet to apy to the council and anyone know what it costs. Thanks

Hi. I have a property outside a gated community. I am part of that community.   Pay my community fees etc. We purchased in 1999. There are approx 10 house on our road. One of the propertys is a private house which is not part of the community. They use our road to enter and exit on occasion. It's a cul de Sac. This was agreed when we purchased our property, and have a great relationship with the family. I am trying to find out if our road is classied as public road. The council have been no help. Any ideas who I approach to find out.  We have been instructed not to park there by the community, after parking  there for 22 years??   To all  of the property owners. There has never been a problem for emergency services to get in our out. The management company has issued this notice.  They suggest we park on a main road.   Any feedback would be very welcome. Thank you.

Your president and/or administrators will be able to tell you if the road belongs to the community and you will be responsible for its upkeep. Has there never been any mention of things like lighting , weed removal etc at  the annual AGM.  However as  you say you live on a gated community I would have thought that the upkeep of the roads was the responsibility of your community, hence the roads will be privately owned. 

It sounds as though this decision was made and voted on at the last AGM. If you didn’t attend then speak to your president for further clarification, if you have been issued with a notification from the administrators then this should include the minutes of the AGM which should  minute the details of the decision.  If your property is outside the “cul de sac” I would have thought that the property owners on that road would have specified bays for parking.
On my community we have a private Calle a cul de sac and the 20 houses on that road all have their own designated space, plus a couple of visitors spaces. If they have more than one vehicle and don’t have the room to park  the second vehicle inside their own property, then they have to park on the main road.  But the discussion over this road usually lasts for around an hour at every AGM, when you factor in the discussion about lighting, water leaks, weed killing etc  as well as the parking situation. Surely as you lived at the property for so long, you must have partaken in discussions about this road, as it must have cropped up in previous AGM’s

Applying for a Vado outside your property, means that no one can park on that space, yourself included. It enables you to cross it to park your vehicle inside your own property,  this is arranged via the ayuntamiento with fees for dropped kerbs and signage  plus an annual fee. It seems unlikely you can apply for this on a private road

I agree and any changes voted for should have been written in the minutes of your Last AGM if the rules have changed and if you didn't attend the meeting a copy of the minutes should have been emailed to you. If it is a gated Community it will be a private road, for which the upkeep is down to the Community. If your house is not within the gated area, that would be a public road, I would have thought. Does it have a pavement outside your house, as that normally indicates a public road. On mine we have 35 properties on 2 private roads and 48 on the public roads. Another way to recognise a public road is to look at the street lighting.

Any proposed Rule Changes or New rules should be itemised on the AGM Agenda. Were there any rules in place before? It doesn't sound like there was from your post. 

I would request a Copy of the minutes from the Administrators and did you get the AGM invitation, the agenda and a copy of your Communities accounts.The plans of your Community should be at the Town hall in Orihuela, or whatever district you come under. I know that's where ours are held.
