Rental Properties question

Hi,

I am considering letting my property through a management company for holiday rental I have an appointment to apply for a tourist license but while waiting for it to come through can the company let it on their own license?

I am not sure what you mean by having an appointment to apply for a Tourist License as it isn't done on an appointment system.  The basic answer to your question is no, you need your Tourist License before the property can be let for holiday purposes.  The first stage of obtaining the License is applying for a certificate of compatibility from the Town hall - if the community you are on has registered as not permitting new licenses then you cannot get one.  You will also need an EPC and valid habitation certificate.  Orihuela Costa take many months to process these applications but you cannot apply for your License until you have it.  The application is all paperwork or online, not in person, to the office for tourism in Alicante, and takes a few weeks to be issued (assuming all paperwork is correct).  Once you have your License number you can buy your official plaque and start renting out.  If you use an agent they will handle the advertising, bookings and registration of guests for you but if you decide to save money and manage it yourself you will need to sort those things and use a reputable keyholding company for checkins and cleans.  Either way your tax as a non-resident is payable every quarter - if a non-EU resident then it is a straight 24% of gross rental paid (so no deductions for the agency fee or anything else) but if you are an EU resident it is 19% after allowable deductions.
