Jack58 Thanks for your comment. So there is a form of council tax. is there any other costs to living as a non resident in Spain. I know the costs of buying i am just working out the yearly costs.

I know i have to pay a community fee if the complex i'm on has communal pool and gardens. Also a form of council tax is there anything else i am missing?

Equivalent of council tax is known as IBI. 

Then a separate, smaller, tax for the bins known as residuos or basuras. Both of these, in Alicante at least, are administered and collected by SUMA. (Often incorrectly referred to as SUMA too). 

Standing charges for water and electricity, plus any consumption.

If you are both UK passport holders I’m sure you’re away that as third country nationals you can only spend 90 days out of every 180 days within the Schengen area.  Therefore you cannot spend six months in one go. Also take into account that if you drive through France en route to Spain, the Schengen clock starts ticking the minute you touch French soil. Your passport details will be entered into the Schengen database and if you overstay your 90 days a red flag will be raised on the immigration computer when you exit the Schengen area. Penalties could involve fines and/or future entry restrictions. These are the rules since the UK left the EU.

Hi Andrew & Karen, 

We are in the process of our final stages of completing a purchase in La Sella,near Denia,near the beautiful Montgo mountain ,  recently the area has been on place in the sun many times ,  we complete next week , we too are very excited!! it’s a beautiful area which we visited many times years ago & can’t quite believe we are buying one now!! We visited & viewed many properties around 4 months ago including Javea, Denia centre & La Sella & yes kuero is the best online site to view properties back home for Spanish properties . The only problem is they don’t update their site that often of when a property is sold , so you show an interest in a property but then comes back to be sold & we did this many times & the better properties sell quickly in our experience. 

There has been quite a few hurdles to go through , it’s a big decision so make sure the property is right for you. 

Our estate agent is English & has lived in the Denia area for 20 years so will also know Oliva too , he responds by wats app so quickly & is full of advice !!! He’s been amazing , can’t recommend him enough .He will go the extra mile to help you. 

Do your research as well with everything as there are a lot of extra costs & if you are planning on renting your property out then make sure your property can get a tourist licence which is fairly new law now in Spain . 

we hopefully will have the keys to our property next Thursday .

Thank you for the advice. We will take a look at Kuero web site. You must be so excited to be getting your keys. We are at the start of our property buying journey and its a little overwhelming at the moment trying to understand all the rules, laws expenses when buying and then taxes after you have bought. We have stalled on our search at the moment due to finding out about the squatter problem in Spain. We would only be using our property for two months of the year to start with. We would move out more permanently in about 5 years time. So we are quite concerned about leaving the property for 10 months of the year. I am looking into the problem now to see the extent of it and ways to minimize the possibility of it happening to us.

Andrew and Karen, if I may make a suggestion? As you aren’t thinking of moving here permanently for about five years, which is quite a long time in which many things may happen, why don’t you simply rent somewhere nice for the couple of months you will be here during the coming few years.

This will obviate your fears of squatters, you won’t have all the expense of an empty property and it will give you a lot of time in which to explore further and come to a less troubled decision. There are many properties for sale and this is likely to continue to be the case, you don’t have to jump for the first property which seems to be appropriate. You can also then save your investment money for the time being.

Thanks, I would say speak to as many people in Spain who have bought places & look at the area carefully. Then make your own judgement . None of us are exempt from any problems that may occur , but we also can’t worry too much about potential problems,
