Andrew and Karen, if I may make a suggestion? As you aren’t thinking of moving here permanently for about five years, which is quite a long time in which many things may happen, why don’t you simply rent somewhere nice for the couple of months you will be here during the coming few years.

This will obviate your fears of squatters, you won’t have all the expense of an empty property and it will give you a lot of time in which to explore further and come to a less troubled decision. There are many properties for sale and this is likely to continue to be the case, you don’t have ...

...to jump for the first property which seems to be appropriate. You can also then save your investment money for the time being.

The renting option is a great idea and one we have just started to look at this very moment. As you say we can then check out a number of different areas at different time of the year and decide what is best for us. We intend to come out in october this year for a week. This will be a preliminary visit to scout out a couple of areas before coming for a month.

Been looking for short term rentals (a month at the moment) but they all seem to be long term. Will keep looking.

Thanks you for the advice much appreciated.

Thanks, I would say speak to as many people in Spain who have bought places & look at the area carefully. Then make your own judgement . None of us are exempt from any problems that may occur , but we also can’t worry too much about potential problems,

Enjoy the journey on purchasing a property , if you want any help just message me personally on [email protected]

Nick the estate agent we used will help you with not just buying a property but many other things or fears you have .

Debs thank you very much. Yes we intend to find and speak to as many expats when we come over in October to find out about different areas. We will then be looking to possibly rent a place in different areas at different times of the year to find what we like. We can then make an informed decision.

Thanks you so much for the offer of help it is much appreciated as is all the help from everyone on this lovely community.

Thank you for the advice. We will take a look at Kuero web site. You must be so excited to be getting your keys. We are at the start of our property buying journey and its a little overwhelming at the moment trying to understand all the rules, laws expenses when buying and then taxes after you ha...

...ve bought. We have stalled on our search at the moment due to finding out about the squatter problem in Spain. We would only be using our property for two months of the year to start with. We would move out more permanently in about 5 years time. So we are quite concerned about leaving the property for 10 months of the year. I am looking into the problem now to see the extent of it and ways to minimize the possibility of it happening to us.

Once again thanks for the advice

Hi All got another question. If i am buying through an agent do they charge a fee for the buyer. I have been in contact with a couple of agents and one wants to charge 2000 euros if i use my own lawyer. Is this the norm?? In the UK its the seller that covers the agents fees.

Please bear in mind that most of the British immigrants replying to you are covered by the Withdrawal Agreement, unfortunately you don't have this luxury. May I suggest that before sorting out your property you find out about your residency status. The best way of doing this is by contacting the British Embassy in Madrid. They have a lot of information on-line.

That is outrageous and tell them to take a hike, how dare they say this! On top of your purchase price you need to factor in approx another 15% of the cost of the property, ie if it costs 100,000 add 15,000, which covers your lawyers fees, notario, Cadastral(land registry), estate agent and a retention of 3% against some tax and one or two other small items. This agent obviously has some sort of deal with a lawyer so I would be avoiding them. Your lawyer will deal with everything and you will receive an itemized breakdown in a while! And you don’t have to pay a deposit/ retention sum to the agent, tell them you will give it to your lawyer.

Hi Stephanie.

I thought it was a bit strange and expensive. Yes i had factored id 14% for costs but i did not know if the buyer paid any fees to the estate agent. As you know the buyer in the uk does not pay the estate agent anything.

Thank you and i will not be using them.

Jack58 Thanks for your comment. So there is a form of council tax. is there any other costs to living as a non resident in Spain. I know the costs of buying i am just working out the yearly costs.

I know i have to pay a community fee if the complex i'm on has communal pool and gardens. Also a form of council tax is there anything else i am missing?...

Many Thanks

I don',t think do I think you've got it all covered, but remember about the 90 t0 280 day rule about living here
