Cadastral Value

Can anyone advise me on a bit of understanding about property cadastral values. On my Suma Invoice its says this.

VALOR CAT./BASE IMPONIBLE: 30924,57 CUOTA INTEGRA: 214,93

I was looking to confirm my cadastral value and so that looks like it might be 30924,57. However my solicitor when she did my non resident taxes last year used a figure of 618,49.

I can see that if I multiply the figure on my invoice by 2 giving 61849.14 and divide that by 100 it gives me the figure 618.49 rounded.

So the figure my solicitor used is 2% of what is on my invoice. Can anyone tell me what my cadastral value is for the purposes of my non resident tax. (I have no rental income so its just the imputed rental value)

Hi Allank,

Non-resident income tax is calculated by applying a flat rate of 24% (prior to Brexit, the rate was 19%) to either 1.1% or 2% of the Cadastral value, depending on when the valuation was last made.  For the tax years from 2015 onwards, the percentage is 1.1% if the Valor Cadastral has been updated in the previous 10 years; otherwise, it's 2%.

So if your Cadastral value is €30.924,57, the calculation would be:

€30,924.57 x 2% = €618.49, then

€618.49 x 24% = tax payable of €148.44

This amount is for the property, not per person, so even if you own the property jointly with others and each joint owner has to submit an individual Modelo 210 for their percentage share, the total tax for the year is €148.44.

With your help I managed to complete form 210 but is it possible for me as a non resident to make the payment. 

I went on to the payment site and put in my NIE but it wanted a "supporting reference". I wouldn't accept the receipt no so I'm stuck
