Can anyone help me please. I am looking at letting my property to help with the bills. I have been informed that I need a license. Does anyone know where to get this license and how much does it cost

Better look for exemptions from the license and it's conseqences. here is an excerpt: Lettings exceeding 31 days, Lettings not offered through intrmediators/newsppers etc. Lettings not ancl. additional services (launfry, breakfast, linen, cleaning etc.

 There are no exemptions unless you let your property long term - Killjoy insists on posting this false information everytime anyone asks -- and its misleading & incorrect!!

Go to the town hall first as you need a Compatibility Certificate --if they agree to you renting, only then can you apply for a Tourist Licence. A member on here Davebev1 will give you any help you need

Hi Gareth,

An outline of the procedure is: initially, you need to visit your Town Hall to obtain a Certificate of Conformity, which defines certain requirements, such as a minimum size for bathrooms.  In some areas, and even for some urbanisations, some Town Halls are not issuing these certificates because of too many rental properties already licenced in an area.  If your Town Hall does issue the certificate, you then send it along with the application form and other documents required, and wait to be contacted with a date for your property inspection.  If everything is in order, the license will be issued with the required Licence number - you cannot legally advertise your property as a holiday rental without including your licence number.  You will also need to buy an official plaque to display at your property and official complaints forms.  Finally, you need to book an appointment with your local Guardia Civil office, in order to obtain your personal log-in details for their website, on which you must register each of your guests staying at the property.

As others have said, please ignore Killjoy's repeated wrong information.  He knows it's wrong but still insists in misleading people, but bet he won't pay your fine, or anyone else's, if that follow his so-called advice and get caught!

There are minimum standards for room sizes and equipment that must be met.  The room sizes will also determine the maximum number you are permitted to have stay at the property.

As explained you will need a Certificate from the Town Hall, how long this takes depends on which Town Hall you come under.  You give the location as Torrevieja and they take around 6-8 weeks usually.  You will need an EPC and copy of the habitation certificate and probably a copy of your last IBI (Suma).  There is a small fee but this varies from TH to TH. Your property needs to meet requirements and the community you are on must allows new licenses.  If you come under Orihuela Costa Town Hall I'm afraid the wait for the Certificate can be up to year!  However in both these locations it is generally possible to obtain a Tourist License.

Once you have the Certificate you can apply for the License - link to application form and list of documents required are within the information link above. No fee.

Once you have your License you will then buy your official plaque, your complaints forms and obtain login codes for registering your guests on arrival.

Please do not consider doing any form of holiday letting until you have your Tourist License.  The fines if caught breaching the rules are massive.

Tax is payable quarterly in Spain on your rental income if you are a non-resident.
