Good morning

My name is Rob.  My partner and I will be moving to the Quesada area in 2019.  Can I ask, if I purchased a property for shall we say €100,000.  How much is the average:

1/ Estate Agents fee

2/ Solicitors fees

3/ Spanish tax

4/ Are there any further fees we need to be aware of.

As a rule of thumb. About 12.5%. So will need to budget 113k for a 100k property. 

You don't pay estate agents fees. They may ask for a deposit to hold the property which you shouldnt do. However, if you have a rush of blood or fall for the agents scare tactics this comes off the asking price anyway.

10% stamp duty. The remaining is sols, notary and setting your utilities up.

We have just purchased I agree with first answer 12.5 to 13 per cent on top of purchase price is normal to add

As above. I got three quotes. All offered the same service but they ranked from 1600e to 3400e both quotes included the notary and other usual stuff.

1000 for the notary. 100 for my NIE 100 for the utilities the rest was sols fees

Many thanks for replies.  Some are saying leave a deposit with the estate agent, some say do not.

Can I ask if this deposit is refundable if the sale falls through?

The deposit is designed to commit you so you don't change your mind when you fly home or if your mortgage falls through or you have unforseen circumstances you lose it. Find a solicitor, find a property, make the offer, if accepted pass the agent your Sols details who will process the deposit with the seller's sols. Then step back and leave them to it. Agents will try the scare tactics" you could lose it without the deposit or it will still be on the market". Ignore this make the offer and let the sols sort it.  The deposit thing is another of those clichés / myths like I described in my first post

No I bought privately. So dodged all that nonsense. But I see so many people on these and other forums who get sucked into the deposit thing. I'm sure you're not like that Nicola but you deffo are in the minority.

Agree and I didn't mean to offend Potential buyers getting rinsed for 3000e deposits under pressure from agents was commonplace when the market was strong in early 2000s. But some still think they can try it on. We may disagree on this but I see the deposit as a way of committing the buyer to the sale rather than removing the property from the market, which isn't a bad thing but things can happen then people lose their deposits.

I totally agree we had a few agents on the first sight of us liking something where asking for the deposit. We left our deposit with our solicitor not the agent. 

It’s a buyers market don’t let the agents rush you, don’t do anything you wouldn’t do at home. I still had a survey etc and deposit held by my solicitor keys where in hand within 5 weeks. I would suggest 13.5% ours was a bank repo but that may also cover a few other unforseen bits too.

We used a solicitor who was also registered with the U.K. law society meaning if you have any concerns you can go through the U.K. complaints system. We used Sandra at Express legal in la Nucia she was amazing and about €950 too
