One further point, stay clear of deals where a part is paid in cash and the declared selling price at the notary is lower than the total  price you will pay for the property. This could come back to bite you as extra taxes when you you come to sell the property. I know it sounds attractive for you to pay less IPT now but in the long run 100% transparency assures no sleepless nights.

Also be aware that the selling price should not be lower than the catastale value or la Fiscalia will come chasing you in a year or two.
