Looking for a property to buy

Hi general question please. We have recently set the wheels in motion on a property in Cabo Roig.

We have paid the holding fee to take it off the market . Set up an appointment in Edinburgh for the NIE application in 3 weeks.

POA paperwork completed by UK Notary today.

Bank account is being set up.

Phew !! , how long does the process now take to complete the purchase ( no mortgage required ) , as we were hopeful of moving in in late July is that a reasonable assumption. Grateful for any advice

From agreeing a price on the 30th September 19 to moving into our property 12th November 19, all went well with no problems. Good luck.

Processing will depend on yours and sellers lawyers and how quickly they work together, can be done in a few weeks!

Probably too late but if not already committed then you'd be well advised to NOT use any solicitor recommended by your estate agent but to get your own independent one.

They are a scheming self serving lot at the best of times and being a remote buyer puts you at even more of a disadvantage.

Hopefully your lawyer will take care that you get all the documents you will need to contract utilities, a so called "Certificado de Habitabilidad", a "Certificado Energetico", evidence of all taxes, fees, and duties paid etc. In some cases the vendor will try to get away from paying the so called "Impuesto sobre el incremento del valor de los terrenos" passing this on the buyer in the purchase contract. Your are under no obligation to accept this. You should also impose a date line for the definite purchase contract before a notary public OF YOUR CHOICE. If the vendor for any reason fails to complete the sale at such date you are entitled to receive the double of the amount paid as guarantee. Be alert.

Had a viewing and yes using firm recommended after doing some research

Started process on 2 Nov 2017 , got keys on 12 Dec. Gave lawyers POA, everything went like clockwork.
