Hello 

I am looking for a recommendation for an electrician who could fit sensors in our AC units. We will be renting out our apartment, and looking for damage limitation on the electricity bill! 

Does anyone who rents have any other suggestions?

Take a look at the Eco Sense range on the internet.  You don't need an electrician to fit them either.  We use a sensor in the lounge to turn off the unit when not in use but all our air con units have EcoSense remotes with restrictions on temperature range and speed of fan set by us.  We have guests who go year after year and they didn't complain when we did the switchover, I don't think they really noticed.  However we did notice savings on our electricity bill and the service engineer said they had definitely not been worked as hard as in previous years!  I admit getting it all set up drove me nuts, but once they are set up its all good.

We bought them in the UK and took them.  We ordered them on line so I guess you can arrange for them to be delivered to anywhere.  You can set the controllers so that the temperature wont go below say 21 degrees even if the remote is saying 18 degrees - we know despite asking people not to turn them down as low as they went every time our keyholder came to clean they were all at 16 degrees, so the wear and tear on the units is drastically reduced.  And whereas before we had 5 settings for the fan we now have 3, and none are set to go to max.  http://www.ecosense.uk.com/  I ended up following the online video to set the remotes up as it seemed complicated and time consuming (and was certainly the latter!), but once set up it works.

Currently there is a topic running which may suit you.

There is an excellent air con engineer who fits these sensors, not as expensive as the Ecosense ones, his name is Mark White and I know that he spent a lot of time trialling these before offering to fit them.

Dave you use an all encompassing statement of " You dont need an Electrician ...." 

I think that is a misleading and possible dangerous piece of advice.

The installation videos clearly show the requirement to carry out Electrical checks to identify the Live connections within the Air Con unit , Safe removal of Power, before commencing work,and then some alterations and additions to the wiring within it are required.  The instructor in the video does also recommend employing the services of a Qualified Electrician if in any doubt whatsoever of competency in carrying out this Electrical work.

Dont need an Electrician ". ?  Highly debateable.

My advice would be ,Its your choice,  but as always with Electricity especially bearing in  mind you also bear legal esponsibility for safety of your tenants, if letting,  " Be Safe , Dont be Sorry  ! "

The replacement remote controls are set up without interferring with any of the electrics or the air con unit. At no time did we even touch the air con unit when setting up the replacement remote control unit.

EcoSense do other products so some may well require touching wiring, they are not what I was referring to. Obviously if you are hard wiring something into the unit you would need an electrician. 

To set up replacement remote controls does not require touching anything electrical or even physically touching the air con unit at all. You actually use the old remote to set up the new remote. The video to set those up actually states anyone can do it, it is just time consuming and I wasn't even sitting in the same room as the air con unit when I was setting up the new remotes. 

The remote sensor we use was also set up without having to touch any wiring at all. It is battery operated.

Hi

Have a meter installed just for the air-con.

When we were renting out places we used to allocate them €20 euros for the week as included in the price. Anything over and above this they would need to pay. The payment method on mine was cards preloaded which were purchased from the same company that I purchased the meter from.

We left cards to be used and they paid for them in cash when used. They were checked when the property was cleaned. If they never left any money it was deducted from the deposit. All this was put into the letting contract.

Like you we had people renting (including friends) blatantly leaving air-con all day with windows open etc. After the last large bill enough was enough. Some people don’t realise that a villa holiday is completely different to staying in hotels.

We also had a fair water usage policy as people were running taps, connecting hoses to fill packing pools every 5 minutes.
