Hi Danny

It’s not really an answer to your question but we are in the same position as you! We have just sold out lovely holiday home in Turkey & looking at buying in the Murcia region in October. We can’t seem to find like for like though & think we may have to put a little extra towards somewhere to get as nice as we had.

We were looking Murcia/Alicante but since joining this group people have advised Murcia region is better value for money, cheaper purchase tax & better daily living costs all around,although it will only be our holiday home. 

We have also been advised to use our own solicitor & not one agents use.

Whereabouts in UK are you from?

If its a holiday home don't forget you might have increased travel time and costs if you opt for Murcia region, although I do agree it seems better value.

I have been told to add 14% on top of the purchace price, is this an exact amount or variable ? Thanks in advance.

Bit on the high side.. Get the right solicitor and it's no more than 13%.

I was told that too for Costa Blanca region but 8-10% in Murcia region.

Hi!

First of all I wish you luck in your search for the right property and can't wait until I move over to Spain full time later this year.

I bought a 2 bed apartment by Playa de Los Locos last October, which I'm renting out as a holiday let.  The agent I used was amazing and very reliable (even arranged all the utilities, etc for me).  So much so that I am buying my 'forever home' in Albatera through them.  I can't recommend them enough!  I do understand the caution shown by some of the other replies here but I can only tell you about my experience (as in UK there are sharks in many sectors!).

The agent I'm using for the purchases is R&L Homes Overseas (Ave Roentgen, by Playa de los Locos) www.rlhomesoverseas.com Speak to Jeronimo or Florence and tell them Nigel sent you.

Bear in mind that Murcia (San Javier) closes after Christmas and the new airport at Corvera may not be as convenient depending on where you buy.

Hi, I also sold my place in Hisaronu Turkey last year, and it took me a while to get my head around the fact I wasn’t going to get like for like in Spain, once I had and stopped myself from comparing everything to Turkey it got easier. I had a look at a few places in Torretas but some of the areas were a bit run down but some really good properties for sale, then I went to La Siesta and really liked this area, it’s close to a lake and not far to the beaches plus shopping malls and quite pretty. So I have just bought a little bungalow and pick the keys up at the end of the month. All the advice people have given you is spot on, Definitely do not use any agents solicitor ( I done this only because we were in a rush as we saw this property on our last day and had to get to the airport) big mistake!! Do as much homework as possible, do not give a deposit to the agent , they will tell you it will be snapped up /someone else is interested etc etc. And make sure if it’s furnished you get a signed inventory, and the other important bit is the habitation certificate, without this you will have tons of problems, I wouldn’t recommend the agent I ended up with but I can recommend highly Orange Casas, there reputation is spotless, and I also had a brilliant solicitor after getting rid of the one the agent put us in touch with who done nothing but waste time and that ended up costing me more money because the pound was so weak compared to May when we should have finalised.
