I agree.

Take a look at Pilar de la Horadada, Torre de la Horadada and Campoverde. Hope this helps.

My advice, dont buy in torrevieja !

Just visit it, off season !

Why? We are trying to help by giving information. If you can say why you personally wouldn't buy in Torrevieja then the OP can take your comments on board.

I’m not sure where Peter 3473 lives.

We live on the Naufragos estate, part of the St Roqué parish, and do indeed notice an unpleasant odour from time to time from the sewage works, although not pleasant, it is certainly not bad enough for us to charge indoors closing all doors and windows behind us.  We just turn to each other...

... and say “drains are bad today” and get on with our lives.

The roads between Urbano Arregui and the N332 are subject to standing water after heavy rain.

We don’t find the traffic noise bothersome either, so it’s just a matter of what one is used to and personal tolerance, we certainly wouldn’t let Peter’s views rule our area out without at least taking a look.

I have a house in Los Balcones and I have never had any experience of sewage smell

Torrevieja is a working town so you have all year round “life” as opposed to dedicated holiday areas. Most properties in the town will be apartments and all within walking distance to beaches and the town. There are numerous developments , some old and some new around the periphery of the tow...

...n. Parking in the town can be difficult although many apartments have garages beneath. Know what you want. Do you want to live within walking distance of the coast? If you do, don’t even view further afield as it will only confuse you. Do you intend to have a car?  Make certain you will be able to park it effortlessly and safely. You will want to be within walking distance to facilities such as Bank, supermarket, dentist, optician, restaurants etc., A good bus service is advisable, perhaps not for you but should you decide to sell up, it’s a must for many people!  I would advise that you do not think about a bargain ! I’d steer clear if I were you. During your visit, carrying a note book, drive around and make a note of an area that appeals to you. Will you be bringing a dog with you? Dogs aren’t permitted on the beaches in general so you will want a good choice of walks.  Look for a decent sized plot. We all enjoy going out but spend a lot of time in our homes. You should look for a solarium on top of your home. We use ours in the wintertime and enjoy lying on loungers or relaxing and eating up there .Make sure you have privacy! You do not want neighbours watching your every movement. We have a retractable clothesline ( Brabantia) on our solarium and our laundry dries very quickly and no added cost of a tumble drier like at home.  Make certain you will be able to heat your new home. Try not to have stairs coming into your living room as that will make it difficult to heat during the cold winter nights. Allow money to install a heating system to allow for comfortable winter living.   Storage.    Gift goodness sake, make sure you can store all the added things we accumulate eg suitcases, Christmas tree, bicycles, deck chairs.  The list is endless. Make a check list out and tick off the houses/ apartments that fit your criteria. If and when you narrow a few properties down, visit at different times of the day and night to see what the area is like when people are home. Listen for noisy families and steer clear!
Areas in Torrevieja that I’d recommend. definitely the La Mata side of The town. Great bus service, on the coast, stunning beach, lots of different properties from cheap to pricey. Your choice. If I were buying to live, I’ve seen some stunning houses that I could imagine us living in but the house we have is perfect for our needs as we only visit depending on our free time and family. Do your homework.  Don’t get carried away with somebody’s furniture... you can buy your own. Be wise and you won’t regret your move.

Thanks for all the advice Grannyrose

The Sewage treatment works in Torrevieja is situated north of the N332 and south of the Pink lake, to the west is The Desalination Plant, Torrevieja Hospital, Los Balcones/Altos and Lago Jardin, to the east are the Salinas de Torrevieja/Salt Flats and Torreta, South of the N332 there are Urbaniza...

...tions running along a secondary road called Calle/Avenida de Urbano Arregui and/so between Calle Mar Menor and Calle Jose Hodar this area known as in the Acequion area of Parque de San Roque and the urbanizations of El Paraiso at times especially after 10pm the smell of sewage can be terrible and sitting outside or having windows/doors open is not possible. This does not happen every night or/and sometimes early morning, but it is something to be aware of. As for any other of the above mentioned, it may depend on the way the wind is blowing or tidal movements. So ask questions when viewing these areas or inform the Estate agent you do not want to see properties within one/two/three km? of the Torrevieja Sewage treatment plant/works. Also beware of the road noise along this single carriage stretch of the N332 and at some point in time this has been given the go ahead for/to dual carriageway?

My apartment is in the Acequion area.  I have never, not even once, smelled sewage - and my apartment is 500m from the eastern edge of the plant as the crow flies.

Acequion is very Spanish.  There are very few non-Spanish people in my community so that means I'm having to learn Spanish.  So that's a good thing and a bad thing, I suppose.  There are only two things I don't like about where I am and underestimated when I viewed my apartment in winter prior to buying.  It can be very noisy and it is very difficult to find a parking space at the height of the summer.  It is adjacent to the N332 and just off Calle Urbano Arregui and near to a hospital and an ambulance station, so I often hear ambulance sirens going to an emergency.  Parking is not an issue most months of the year but is hellish in July when everyone is on holiday and people from inland visit the beach and park their cars in nearby streets.

The good news is that property is very inexpensive, it's on a good bus route, it has tons of restaurants, bars, shops and is a 10-15 minute walk into the heart of town and 5 minutes to the marina if sailing or other water-sports is your thing.  Learning to sail is something I've always wanted to do and I'm in the perfect location to do this.

So yes, it can be very noisy and it can be very busy but hand-on-heart, I've never experienced any bad smells nor have my family who all get to use my place (when there isn't a pandemic).  Apart from being a bit busy and a bit noisy Acequion is a great location.  The best thing any prospective buyer can do, of course, is visit the area and see (hear or smell) for themselves.

Regards,

Nessy

Yes, definitely don't get stressed at having to buy new furniture.  It's easy-peasy.  There is a DFS (believe it or not) in San Pedro del Pinatar and I also loved JYSK in Punta Prima.  The former is all British, the latter mainly Scandinavians and all speak perfect English.

It all depends on your budget, long term objectives and requirements like sea, shopping, parking, health care and age etc. Flats and small bungalows go from upwards of 50K and there you have it, all a question of balance ! Torrevieja is not very attractive but it has almost everything close to hand. Studios to Luxury villas, takeaways to Lobsters. Only thing I can think of that it doesn't have for me is a Jaguar/Rover concessionaire.

Good luck.

We live in Los Balcones.

No problem with unpleasant smells.

Close to the hospital but hear birds more than traffic.

Good access to main roads and good bus services.....thanks to the hospital.

Can walk to good selection of bars and restaurants and supermarket etc.

Our street is very quiet, mainly residential
