To try and give yourself ammunition against the possibility that the tax man might have at you, it could be useful if you could find out what similar properties are selling at, so you can give some proof of what actual market values are if push comes to shove.
Having said that, it's unusual for the tax office to challenge you - they just don't have the manpower to look at every sale.

Also, for perspective, when they do challenge, they're not looking for the total you saved, they're looking for the 10% on the difference between what you paid and the cadastral value.

I believe the Town Hall keeps a database could be wrong about that. An Abogado should be able to find out easily prior to purchase. Or at any time.
For what it's worth I think it's a very unfair tax. It's not the buyer's fault if they find a bargain. It was brought in to stop escritura values being declared low with cash making up the balance of the purchase.
