Hello,

In Belgium the calculation is as followed:

Cadastral income × number of months x %

When the property was bought before or till the 16th of the month, you pay the full month. When after the 16th, no tax is due for that month. That approach could be the difference in your calculation.

Looks like Im being charged 2% as the catastral has not been re-evaluated for a long time.  As the catastral value would only change by a couple of grand at most, I guess its never going to be re-evaluated as at the moment Im paying double the non-resident tax, that I would be otherwise (at 1.1%).  Hey ho ..

Hello Louise,

I think many are in same position.   My home has not been re-evaluated for a long time.    I’d rather pay 2% than have home tripled in “value” in order to pay a lot more tax.    That would be harder to deal with.  

Hope you will enjoy not having to think about that tax for another year😊

Look on the bright side. Our catastral value was reassessed four years ago, and even though wasn't a full revaluation, the value doubled.

Hi Jim,

Yes having your property double in value is in theory very positive.  
But are you going to sell it?   I don’t plan to sell anytime soon.  But will have to continue paying taxes. 😄

Hi Maria, we'd only sell if we got to the stage where we couldn't cope with the upkeep or were unable to drive. Not a pleasant prospect.

I didn't mention above that after the revaluation, our council tax more than doubled plus, because it was late, they back-dated the increase by four years.

Perhaps that's a reason for non-residents to be 'happy' to pay 2%.

Just wondering if one can request a re-evaluation?  Not sure if its a route id choose, even though Im pretty sure id benefit, but just curious if its possible.

I very much doubt that anyone has ever done so, and there's nothing on the Catastro website to indicate that it's possible. 

I rather think that they must take the pragmatic approach that nobody in their right mind would voluntarily pay more council tax!
