Hi we are hoping to buy a holiday property in Villamartin next year(cash buyers) and would like to hear from anyone who has just go through the process. Did it go smoothly, is there anything we can do to help the process , are there any pitfalls to look outfor. I do have a nephew living in Monte Zenia who could help with our quest. Thanks Jeff

Welcome to the forum

My advice would be research your preferred area thoroughly. What you really don't want to do is buy something and then decide that it’s....

A) Not the right area  

B) Too big/too small/not suitable

Buying and selling in Spain is very expensive. You say a holiday home? Might you want to spend more time there at a later date? That’s exactly what I did; wrong area and to small for spending more time in. Expensive!!

It may be that you want to walk everywhere, so you’ll need to consider proximity to shops, bars, restaurants etc.

Consideration to terrain is important. When it rains in Spain, it really rains. Flooding might be an issue

Also think about where you are, regarding driving too and from the airport. You might decide you want to drive no more than say, one hour.

Do you speak Spanish? Will you learn? Could you learn? If you’re on the coast, this will possibly not be a difficulty. If you’re inland however, being able to speak Spanish might be advantageous

Last from me. Make sure you get independent legal advice. Don’t be tempted to go with the estate agents recommendation

Hi and welcome.

As Angebadge said it's very important to do your due diligence in all aspects as she has mentioned.

I'm the same in such that it was only going to be a holiday home but found myself spending more and more time and now looking to move full time. I was originally going to buy a smaller place but found a lovely 2 storey villa with pool and as the seller (original builder) was motivated I got it at a right bargain. The only proviso was that I had to complete in two weeks.....I did manage it! This was in 2012.

Although I was the first owner there was still things I wanted to do to personalise it, so remember to allow a provisional sum for that in your budgets........then double it!........only joking.

I have heard about banks having property on their books at good prices but I have also heard that you need a good Abagado to ensure they are free of debt. This wouldn't put me off I might add but I would have to be confident with the legal team around me.

I think there are quite a few motivated sellers around at the moment but there is a fine line of morals here because its peoples lives and futures on the line in some cases.

Last word of warning..........some Agents are devious buggers so just be careful and dont always believe what they tell/advise you.

Hi

Having completed a purchase in 2019 I would like to recommend as follows...

No 1. Get a survey 

No 2. With most estate agents,if their lips are moving their lying.

Don’t tie yourself to one estate agent ,it’s a villa your  looking for. Go to them all.

No 3.remember the Spanish tax of 10% of the property price you need to pay.

No4. Find a Spanish abagado who speaks English.(pm me if you like and I’ll tell you who we used).

There were a few issues highlighted in our survey that the vendor had to pay for ,prior to completion, 

I believe our purchase went through smoothly, but it’s stressful anywhere when you buy a property.

No 5. The nearer the sea you are the more expensive it gets and the busier it gets in the summer months.

No 6. We absolutely love our villa and spain.

No7. It’s a buyers market,  be really cheeky with offers ..
