We have bought our house a Few years ago. Since then it has been under constant renovation. it has just finished.
First off all
Be aware of builders you choose....!!!!!!!
Make sure they pay the 21% I.v.a (tax) make sure you get a factura (Spanish invoice receipt) which should include their C.I.F number. Make sure your invoices show tax separately to the price shown for the works completed. We were mislead big time. Promised receipts.never received to date. Now taking action through a lawyer.
It's live your Spanish nightmare for us.we have had all British Builders which promised us the earth and have not delivered. We are British but please note British are not always the best. We have found out we were overcharged by 20,000 plus. We have been ripped off left right and centre since renovations began. Despite doing our homework it seems we haven't done it very well. Call us stupid.
I would advise you use LOCAL builders who know their building materials. Our builder used an indoor filler for an outdoor pool, water level dropped and pool cracked & leaked non stop. Nearly flooded other properties.. He used all the wrong building materials. It Lost half of its pool water with 1 day..... It has dearly cost us in water bills. Our pool has been leaking since 2 days after it was completed, 5000 euros in 9 months on water bills, Plus extra driving & flight costs incurred. works are now complete and up to standard by using Spanish professionals who are Legal.Really and truelly. We have been really unlucky.
Please please please. Be aware of who you use. make sure they are( LEGAL) who pay tax and do everything above board. be careful who you trust. Do your homework We thought we had. I cannot stress this enough. Get references.( Employ an interperter if they can't speak English). They do not bite and will save you money. It's cost us dearly. Just some advice for anyone thinking to have works done.
Not naming names. We wouldn't do that. but we have learnt our lesson, 20,000 plus euros & 5000 euros water bills & much more cost to us that we have lost.
On a positive note tho.( Spanish professionals have now put this right) and in process of putting the other issues right. It was not only the pool that was the issue. The list of faults and big problems caused can go on but I won't.
I hope this advice can help you be more wise to choosing builders. I would not want to read someday that a couple of pensioners or another family have gone through the same thing.
