The owner has lost 6600€ for the 11 month contract and probably scratching his head wondering why the rental contract didn’t go ahead.

It is ILLEGAL for a tenant to he asked to pay any agents fees on a rental flair in Spain. The landlord is responsible for any agents fees.

The area is the rule of thumb! Agents in Valencia charge the purchaser the fee but in Alicante the seller pays the agent fee, same as the uk! Which makes sense as the vendor chooses the agent and agrees the fee, the purchaser has no control over those fees.

I've never heard of the agency fees to be illegal. Can you provide a link for that please.

This is the legal situation re finders fees etc. It is not legal to ask the tenant   it is the landlords responsibly to pay any legal fees as it should be .

Not so. Iris illegal to charge the tenant fees.

Not getting into the pros and cons of agents nor some of their practices but on a very basic level put yourself in their shoes and then ask yourself what you would do in the circumstances.

You've put time, effort, and resources, into marketing a property only for a prospective renter to try and cheat you out of a reward for that.

It’s nothing like shoplifting! That is illegal!

As the original post is about a rip off finders fee, which you don’t have to pay.

I would ask the landlord directly because you have done good research, if it’s up with another agent, that is if you like the place!

Simply put Finders fee is ILLEGAL. It's the landlords responsibly if they have instructed the 'Agent ' which is not always the case . 

Beware of people calling themselves the Agent in Spain who have little or no knowledge of the law at all. They simply tout other agents listings & ask for illegal 'finders fees !
