It's not a huge problem, the problem arises in trying to get them out, the law is definitely skewed in the squatters favour.

As a victim of squatters, I can say when it happens in Spain, it is a massive problem as there is no quick fix and it could bring you a massive financial loss. There could be squatters, which enter your property by force and stay there long term to live or short term just to spend their holidays, or squatters, which you let into your property as renters and who will stop paying rent. To avoid all the troubles you need to aim to make your property uninviting to this type of pests. Gated communities are good choice. Friendly neighbours with unfriendly dogs could be a bonus. Make your property secure and looking occupied. As for the renters- have your licence in place, proper contract and a baseball batt ready. The frequency of this activity fortunately is not epidemic.

Main problem is knowing how to efficiently proceed, and that is appealing for "preventing measures" from any Court's secreatry, which must be done by the legal owner or his POA appointed rep. producing proof of ownership. No possibility of eviction if young children are among the sqatters.
