urbanisation question

Hello! I wonder if anyone could help me please?

we’ve been trying to buy a villa on an urbanisation with a decent amount of outside space for some time now and it’s proving to be quite difficult.  We did find one that fitted the bill on Oasis in La Marina, however we were too late and lost out. We are finding that most urbs have very little outside space but in contrast rural properties have too much! We also don’t want anything classed as rural as i’m assuming they all have cesspits rather than main drainage plus i’ve read a few horror stories so would rather stick to urbanisation just to make life easier. 

We are looking for around 1000m2 is there anywhere that you knowledgeable lot know where that’s feasible on an urbanisation? or are we wasting our time?  We are quite open to any area but would like no more than 40 minutes from Alicante airport and near some amenities.   

As i said we did find one but that was months ago and we had already been looking for ages so just one in all that time doesn’t look good!  I’d be so grateful for any pointers/feedback/opinions that you may be able to give me

I think you should reconsider rural properties, and look at older ones that weren't constricted to a large plot size. I live in the huerta 30 minutes from the airport, plot size just less than 1000 and mains everything.

Thanks for that Jim, I didn’t realise that there were rural properties out there with all major services and not so large plot sizes.  We actually prefer inland a bit and older style properties too but like I said everything I’ve found has had both cesspit and acres.  

I’m assuming buying rural is safe as long as you’ve got good Solicitor? I’ve read so many things that could go wrong I’ve kinda scared myself off the idea but some of the urbanisations I’ve seen also isn’t for us, so we have just been going around in circles!  We are over in August and staying in crevillente so will see what we can find

Hi you can get them but the area dictates the cost for a plot of that size, as you say get a good solicitor which does not have too be expensive and do not use the agents solicitor.

When you say ‘cesspit’ are you confusing this with a septic tank, which is fairly common in rural properties - even in uk! - and which are perfectly efficient?! All above perfectly correct as long as you get good solicitor independent of agent.

Older properties are far more likely to be fully legal than 'new-build' houses thrown up during the building boom.

A lot of the new-builds in rural areas, especially where these are distanced from the road or lane, do have septic tanks and, yes, some people do have occasional problems with them, but the majority don't.

If you look for properties on a country road/lane, like ours, I'm sure you'll find that the vast majority have all mains services, including telephone line.

Yes Jim I mean septic tank!  Der!!  So they are fairly easy to maintain then?  Thanks so much for all the information very appreciated and has helped enormously.

Being on mains sewerage, I've no direct experience. However, two lots of friends locally haven't had any problems at all. Apparently they get the septic tank emptied about once a year. I understand that you can buy products from Mercadona etc to help the 'digestion' of the waste products, but they don't bother, and do no maintenance at all.

Bear in mind that there are different types of 'septic tanks'. These range from EU approved ones (which people with illegal properties in the Catral area will know far more about to me!), all the way down to simple soakaways. A friend who lives in the Valencian region recently had to have a soakaway excavated and redone because it had become blocked up with congealed grease along with what I call 'bum wipes' which they'd been buying from a chino and which weren't bodegradable.
