Query on urbanization’s rules regarding rentals

A question I will be asking realtors, but would value your experienced is- in an urbanization is there any regulation regarding home rentals?

The situation I want to avoid is purchasing a house and having the house next door a constant cycle of holiday makers. I want to avoid noise. 

Do urbanization’s have rules, do they have home owner association board members, do they truly enforce rules?

If you want to avoid noise then I think the best advice I can offer is to not  buy on an urb where holiday makers could be the very least of a problem.

I wouldn't rely on 'realtors' to guide you either, they work for sellers and care only about closing deals and making money and in any case can only go by what sellers tell them and they are hardly likely to voluntarily fess up about noisy neighbours are they!

Ultimately it would be a game of chance, you could do all the research in the world and move into your dream silent home only to find a few weeks or months later the property next door changing hands and a family with a gaggle of screaming kids and barking dogs taking up residence, it happens and probably far more frequently than any of us can know.

We live in a generally very quiet community with only half a dozen of 30 properties having permanent residents but in high season mainly July/August we have an influx of property owners, friends and families or renters. Anyone renting out a property in Spain has to have a license to do so nowadays, strictly enforced by the authorities so you might want to check out letting sites, AirBnB, etc for the area your potentially looking or check out neighbours properties they should have a plaque on the wall If they have a license. At the end of the day though you have to remember it doesn’t matter where you live this is Spain and even property owners might want to enjoy their holiday!

Hi Will, realtors here are not regulated and many would sell their Granny down the river so they are the last people to trust. I would also say that if you are looking for peace and quiet then a holiday town on the coast is not the best place to look either.
Some urbanizations have banned holiday lets, some restrict the numbers and some have no restrictions at all and the only way you are going to find out is to read the Community rules. Even then you will find that some will jump immediately on any infringements and some will ignore them totally.
I would say your best chance of finding what you want is to visit in August when it is at its busiest and see for yourself. In August the Spanish come en-mass to enjoy their holiday homes and they are not quiet as the Spanish are passionate, keep very late hours, love fireworks and large family gatherings. Then there are all the other holiday makers and holiday home owners who come to let their hair down and enjoy themselves. Even without a Tourist Licence, owners are fully entitled to let their family and friends stay for free.
I live in the countryside and have peace all year round and I visit the coast regularly out of season but don't step foot there when it is busy.

Very helpful. I may be off in saying ‘urbanization.’ I’m from the US. I was thinking areas like: Altea Hills gated neighborhood. That must be a community, correct?

Would you think a house in let’s say Benissa, or urbanitzacio Tosalet near Adsubia, away from coast better for peace?
