Looking to buy on Villamar and possibly got property sorted.Just need check independent views. Been quoted around €30 pm electric is that realistic. Also internet at £28 is that for good fast pace Been told just complete with via vendor. Is that safe? Does service charge include sewage disposal normally ie toilet waste and shower. Lastly walk from Villamar to Levante 30 mins Is that about right? Cheers hope to see you in Spain soon. Fingers crossed

30 euro (ish) per month is about right until you switch any electric on. That amount is what you'll probably be paying for standing charges for 5.75 kw capacity.

We pay 24 euro for 300Mbs fibre internet with Telfy, faster & cheaper than UK.

Sewage waste disposal is usually included in your water bill. Unless you live in the campo, where you make your on arrangements.

Complete the same way you would in the UK....Trust no one. Get your own independent lawyer, not the one recommended by the estate agent. Don't hand any money over until your lawyer has rewritten the sale contract to protect your interests. The estate agent is working for himself, any money paid will be kept by him.

Don't expect your electricity bills to be €30 per month if you are staying in your mobile home and using it. I would expect between €55 - €60 each month.

My high speed fibre optic cable Internet connection is €60 per month and it certainly is fast but I don't know if villamar has it installed. 

As mentioned,  get an independent lawyer.

Villamar is 30 mins walk to Lavante beach on a good day if you are fit.

You headed your post "Residency" have you changed your mind about sticking to the 90/180 visits?

Peter Pan is talking about buying bricks and mortar not a mobile home, they are not considered properties which changes everything.

Both theoretically and in practice it would be perfectly possible -  and completely legal - to say view a home you liked the look of, you strike a deal with the owner, pay for it by online bank transfer there and job done it's yours, the seller packs up and leaves and you move straight in.

No lawyers required for anything.

Optionally you could if you wished draw up a simple DIY contract, perhaps to list items which are included in a deal, and a get a receipt for the money but nothing more than that.

On mobile home sites electricity will almost invariably be provided by the site operator and charged by the kwh used without any regular or standing charges, nor will there be any cheap rate of off peak options so you'll be paying a flat rate which will usually be at the higher end of the price spectrum.

Given the current energy crisis and depending on usage (AC in Summer and heating in Winter) €30/mth sounds optimistic, I'd suggest budgeting for €30/wk and being pleasantly surprised when it comes in under estimation instead shocked when grossly over!

Thanks answered all my questions Will have to 90/180 for next 18 months until state pension kicks in to bring income above £25000,Any idea of what a Solictors will charge to help with purchase.Will owe you a pint or two if I make it over there.

You need your own independent solicitor to do things like checking all the taxes and bills on the place are up to date. And any debts. Because if they aren't, you will cop the lot when you become the owner. Not having someone acting just for you is a false economy........

Just to help you out abit here, that's far too much for high speed internet, we get 2 or phones and the Tele for less than that. We are soon to change though because teles no longer used since we got a firestick with all the UK Freeview and skyports and everything. Possibly changing to digi because it's about 20euro a month, my phone is with them and its brilliant 25euro unlimited national and international calls and unlimited data.

I'm really pleased for you that everything is going as planned, exciting times for you 😀 

You'll sus it out with your electricity bills, no problem. 

The income requirements for residency are for this year is €27,000 but it does increase yearly so in another couple of years its more likely to be around €28 - €30,000

I can't help you with solicitors fees as I've not bought any property here but I do use a firm of solicitors in Albir to do tax returns etc.

I wish my electric bill was as cheap as everyones price range haha. 

Villamar is Caravan site and tbh, its a dump....no offense to anyone living on it as I have mates living there. If you want to live on a caravan site I suggest a one that is all big 3/4 static caravans which doesn't use communal showers, which in winter is a massive bonus. Or even consider renting for 3months at a time and save your money until have decided what's best for you, you may buy and end up hating it and then you're stuck. Come visit, see the places you wish to possibly buy and full research where you may wish to be. A 3month rental each time may work out alot cheaper and practical for you

Ive got friends on Villamar who love it, I personally would prefer a static caravan, I think converted touring caravans are overpriced and often bodged together but some are really nice also don’t forget the change over fee you have to pay the campsite which can be expensive and the limitations on what you can do with your caravan such as no sub letting, only stated friends and family can stay which I think they have to pay an extra daily charge then also your plot rent of about £90 per week, when you weigh it up it makes more sense to rent an apartment, I have already looked at buying on Villamar but decided against it.

Regarding getting about, the number 10 bus stop is outside the camp, this bus goes straight into the old town or going the other way Albir and Altea for €1.55 or as we do buy a bus card and preload it with €20 you then get discounted rides I think about €1.20
