Where to buy in Benidorm?

Hi. Been following this extremely useful forum for a while now-great advice always offered-with the odd exception?! So thought it may just help us….My husband & I will be realising a long held dream moving to the sun & to the Benidorm area in 2022. We currently live in rainy Glasgow in Scotland! I will be 50 (taking early retirement) & he will be 43. We are currently waiting on his Irish citizenship application being completed-delayed due to pandemic & office being closed. So thankfully & wonderfully no Brexit affected issues.We do not need to work, but may if we get too bored! For a long time our planning had absolutely only involved wishing to buy outright a detached villa with nice garden area & private pool not too far from Benidorm. Good for us plus friends & family visiting often etc. But we are now much less sure & think buying an apartment in town (with good communal pool/facilities) will be much more sensible; especially in the long-term. This we think will be both beneficial for us & friends/family visiting often; no taxis or travelling to amenities & bars & restaurants etc. We are now really, really torn…..so if anyone has experienced this same issue & then went onto choose one over the other, your thought process or any advice would be greatly appreciated! Or in hindsight if you feel you made the right decision? Or indeed perhaps now feel you maybe made the wrong decision?? Thank you in advance for taking the time & trouble to respond. Cheers, Sean.

Re buying an apartment, I would consider renting first, we live on an urbanisation in a townhouse with multi national neighbours which is great, but not all neighbours are respectful regarding noise. The Spanish also are wonderful people but can be very loud when talking to each other & I think this could possibly become an issue if living in an apartment block.

Cheees Mags-appreciated! Yeah, I suspect you are indeed right…..we currently live in an apartment in the city centre & one thing I was looking forward to the most with our own place was not dealing with apartment block issues: noise above & below, selfish people not disposing of rubbish etc. properly or treating the place with respect…

Whereas before we definitely only wanted a detached place with our own pool, your set-up with a town house (or terraced house etc.) perhaps best of both worlds; we will still have our own front & back door & garden area with no-one above or below us. And then, apart from communal fees, we are not responsible for pool maintenance & upkeep etc. This also means the house will be a fair bit cheaper to buy, leaving more disposable retirement income…thanks again!

I have lived in Benidorm for 7 years and have not regretted one day!!

I live in a rented apartment in a very nice residential apartment block with 17 floors, I live on the 12th. It's OK to live in an apartment but the noise from above and below sometimes is a nuisance but not enough to make us want to move. The one good thing about renting is that I only need to give one months notice and can vacate the property. 

There are several areas just on the outskirts of Benidorm that has townhouses or smaller villas in gated communities which would be quieter as long as there are no holiday rentals nearby,  and that would be worth checking out before purchasing a property. 

I live on the outskirts of town and it can be deathly quiet in the evenings but only a ten minute walk to join the nightlife!!

Some, often posters who have never visited Benidorm, think the town is a mass of half dressed drunks, ready to fight and being sick all over....I know of many pleasant areas with nice Spanish, Italian and English bars and restaurants that it's a pleasure to be at.

Cheers Steve-really good info! I may very well pester you with more info/detail in due course….

We got my husband’s Irish citizenship application in early Feb 2020-just a few weeks before pandemic hit.  Since then the foreign birth registration department in Ireland has been closed. Applications normally take between 12-18 months to process. So we will hopefully get word be end of 2022. As soon as this is confirmed/approved we can make firm plans. Thanks again Steve!

Be careful of the apartment below, above or next being rented to holiday makers..

I have seen 8 people in a little studio apartment before...

There are no rules there in Benidorm unlike Valencia where the only apartments in the block that can be rented as holiday rentals are on the ground floor.

Interesting….good to know. Thanks very much Ray! I think in terms of risk assessment, just a tad too many inherent issues/risks for which we would have absolutely no control over with an apartment; especially as we are buying & not just renting…

Hi Sean,

We live in Costa Blanca South, 10 minutes inland from the coastal town of Guardamar del Segura.  It never occurred to us to buy an apartment in town for the reasons others have already given you.  We have a detached villa with private pool and I'm sure we pay far less for my husband to maintain it, than the annual service charge for community properties.  But the best part of it is that, when Guardamar is over-run with tourists, we don't have to join the battle for parking spaces, we just lounge around our own pool.  Out of season, we can drive 10 minutes into Guardamar and make use of all the facilities that attracted us to the town in the first place.  If you have the option to rent for, say, 2 or 3 months, it will give you a better idea of what is really important to you.  Taxes and fees for buying and selling property in Spain are high, so better to get it right first time.

Cheers Kim! Yeah, for all the reasons you outlined, we are probably edging back more towards our original plan of a place with our own pool as close as possible to town. Many thanks for your response!
