Hi

My name is Conrad I have a property on castalla internM4,  I am after some information about general meetings for M4 when they are held and the repairs that are needed when they are held ?

Any advice much appreciated

Hi Conrad - we have a property on m4 also 

We are very concerned about the money that is being spent on so called repairs.

The meetings are held when no holiday makers seem to attend and then the information you receive from Asegest is in Spanish.

And they are constantly demanding more and more money.

This needs addressing , dont know wgat you think

Yes totally agree, we are going to Spain next week we’ll try and find more information and update you.

Thank you for your reply.

We are not happy that so much money is being spent on repairs. We have calculated that so far that if about 50 ish properties are being charged the repair bill, it's 20k plus euros !

We are refusing to pay it by the way - we think that the standard 200 euros a year is more than enough to pay....the more you give them, the more they spend !

Indeed, I certainly want more information on what the repairs are and how the costs have been calculated, I have messaged Asegest Gestion to try and find out this information.

 Can I tell you how it works for my Urbanisataion - Annual fees are €500 per year, (73 apts, mostly holiday homes) that pays for ====  communal electricity & shower water ,pool  maintenance & gardening services, general cleaners for communal area, insurance & general routine maintenance )

 Any more  large scale expensive repairs, painting, replacements etc. we all pay extra , as general fees dont cover it.  This year,  new individual mail boxes and a complete wall around the property to replace a hedge === €600 extra each owner....All agreed & voted on at the meeting.

 When we have out AGM our owners, mainly northern Spanish & Scandinavian make an effort to be here so they have a voice and can contribute to voting - not always possible I know but , it's your opportunity to get involved when decisions are made

 We have a good president ( Swedish so doesnt live here & in his absence we speak with the Administrators who can then consult him

 It works for us ( mainly) but your Urbanisation might be very different  so, just giving you a comparison.

 rThat has never been the case here Steve as we only have a handful of residents   so, over the years presidents have alternated between Swedish & Spanish as that is the nationality of most of the owners (+ that keeps everyone happy)

I thought id seen a previous post a while back saying that by law, the President of a community had to rerside there, though this may be incorrect?

I do remember though on a previous AGM on our community, nominations were requested for a new President, and one of the terms was that they had to live on the urbanisation?....

 What  would happen if the  properties became all holiday homes with no residents?  Urb. up the road from  me, now has one resident only as situations change.
