I had the same problem. Renters moved in and paid one months rent then refused to pay any more. I got a solicitor who said that as they had the keys they were entitled. It look 6 months to get them out and probably only because their bar went bust. I won't have long term renters any ore.

I also had my apartment in Catral above the the Pharmacy rented out by letting agent El Rincon (Macdonald Fru) and the tenant stopped paying the rent after a few months and  have not payed since June 2017 and is now squatting in there and cant get her out and the agent has not helped with the situation who gave her the tenancy agreement, I had to come over from UK to Catral on numerous occasions to try to sort this out but to no avail, I tried to get her out by going into my apartment and told her we are staying here and for her to move out but after a stand off she started banging and shouting and called the local police saying we are harassing her, who attended the property and saw our side of the situation but they called the civil police to attend, after heated discussions we were asked to leave or will be locked up at the police station with them showing handcuffs. i couldn't believe it we were escorted out of our apartment, so i to go over again in December with the title deeds and NIE number to eventually cut of the water and electricity, in the hope she moves out with her two kids, but apparently there is more people in the property now.

This is so stressing as i have a buyer to wants to buy it had it been empty. can anyone help?

Is there anything in the contract that the renters signed about what happens if they don't pay the rent? 

This must happen occasionally and I would think that a good rental agent would have some sort of system in place to deal with it. The renters would obviously lose their deposit  so you should get some recompense there, which may help a little.

Maybe other members on here can tell you their experiences.

Well i would go tound n put them out but legally you need a solicitor and will have too go too court and get them out good luck all the best

I thought exactly the same thing about the agents! 

All landlords experience a bad tenant but one after the other is ludicrous and highly suspicious 🤔.
