DO NOT PURCHASE a property without COH be warned and do not use Sun Lawers

Hi .....So sorry you had to go through the sun liars nightmare......amongst all the unregistered extensions to our house we weren't told we had a problem with the cesspit which hadn't been emptied for 5 years and had never been connected to main stream sewage.......

Out of curiosity which branch of sun liars did you use? Was it cabo roig?

Hope you get it sorted out we've been here 5 years and still trying to get the house up to standard with the land registry and town hall......and running out of money fast.

Most of the replies to your question are recommending lawyers some distance away and others telling you not to use others, again a distance away that would normally preclude them from crossing your path. 

In an effort to give you some practical assistance, I used Josefa Izquierdo. Her office is on the Paseo in Oliva, here -

thx, it was S.. Lawyers in Calpe, I am also checking if my house insurance (which they suggested I take out) is valid.

I am now investigating a Bio tank (quoted 3,500 euro) which seems a very good price, luckily I purchased the Villa at a good price, that still doesn't explain no one mentioned the property had no COH, the seller, agent, and with the Lawyer who was acting for us and our interests, all charlatans in my book especially the Lawyer acting for us, or the seller?

Luckily my wife is Latin American and able to investigate at the Padron office to clarify and it is not a legal requirement, however when you come to sell a vigilant buyer and a reputable solicitor will ask for one which in my case the septic tank is obsolete by the new EU regulations and will need to be replaced before we sell.

Incidentally the septic tank on the Villa was tiled over and I had to dig up the patio and fit a man hole cover for access to empty it, the owner told me and the estate agent both informed they do not need emptying? which is total rubbish having experienced one in the UK.

I seem to be luckier than yourself, I hope you can sort yours without to much stress and costs.

We completed on a house in Villamartin last month and could not recommend Abaco Advisers in Torrevieja enough. Extremely thorough.
