Thank you all for your comments and thoughts, yes we will have state pensions and small private pensions, and we have a house in the uk that we could sell, (just have to time that right to avoid CGT I suppose) so it may be possible, I just dont want to find that we cant sell the apartment, and we cant live there either. Anyway, the sun is shining here in the Uk and it has been for the last 10 days or so. we have both had our first jabs with the second planned shortly.  And we look forward to visiting our lovely second home very soon.  Lets think positive!

Hi ,I think many are in the same boat as yourselves ,we bought mid 2019 ,we put house up for sale September last year and were offered 9000euros less than what we had paid from 2 interested parties add to that the changes we had made to property and money spent ,we declined offers and will continue to reject cheeky offers .I can definitely see Spain's logic on criteria for residency  they are looking to maximise the income to Spain from taxation why allow a couple residency on 20000 when you can get so much more taxes by increasing it to 33000 ,I would imagine this would increase as  years pass ,particularly if they can get people from other countries  wishing to settle  ,I think we will hope that theres a downturn in the value of the pound  ,so that when selling we can get more sterling back when exchanging euros ,I definitely dont see prices on properties  increasing especially  when people cant even use the property they bought but continue to fork out for bills on property

With regard to property prices, my elderly mother’s house was sold at the end of last year, to fund her requirements as she is now in a Residencia. The price realised was just over half the actual asking price, itself a reasonable figure for the area and type of property. We all decided to accept this as the cash was becoming essential. It also meant that she was not still having to pay out standing charges for Iberdrola, water, Suma etc. it was on the market for almost exactly a year and this was the only firm offer we had.

Spain haven't increased the amount needed, the change is we are now a third country, we made this change.

Just to add I don't love Spain I love the weather, I love Britain and it beats Spain in almost everhthing but the weather but the blue skies do lift the spirits.

The poster said they had bought as a holiday home ,with the aim of retiring to Spain approx 10 years later ,the fact is like many who have done same thing they dont meet criteria for residency  ,we are the same regarding meeting  the income ,now we are happy with 90/180 days for visit but fact income for residency has changed for the couple since they bought ,now the reason for that change in my.view is irrelevant its changed and that has made a major difference to their plans
