Tourist licence

Can anyone share the process to apply for a Tourist rental activity licence in Denia please? My vague understanding is that I would need to apply to the Denia Town Hall for the local tax (approx Eur 60) and this could take months and also apply for registration in the tourist housing register for the Region of Valencia. I would also need a digital certificate in Spain for these licences (approx cost of Eur 50).

We have a 2 bed holiday apartment in Denia and would like to set it up for holiday rentals when we are not using it ourselves.

Hello      

Start by talking to your local Ayuntamiento, they have to issue a compatibility certificate before you can begin your application for a Tourist Licence.    There is more involved than you mentioned and the whole process can take many months to achieve

One of our members, DaveBev1, is very knowledgeable about Spain's Tourist Licence and has published an extensive guide about it:

Tourist Licence for holiday rental

The first step is to check with your Town Hall whether they are issuing Tourist Licences for your area and, as Elinspain has advised, whether your particular property meets the standards required of their compatibility certificate - without it, you will not be able to apply for the licence.

It is a three stage process, stage 1 is a Certificate from you Town Hall.  This confirms that the property meets requirements and there is no reason why a License should not be granted, (effectively permission to apply for the License).  The time this takes and cost varies hugely from one Town Hall to the next.  You will also need a EPC,valid habitation certificate and a copy of deeds or IBI tax receipt, (again depends on Town Hall but basically proof of ownership).  Stage 2 is the application itself to the office for tourism in Alicante.  You cannot do that until you have your certificate from the Town Hall as that is one of the documents required.  It can all be done on-line and takes around a month to six weeks to process at the moment.  Finally, stage 3 is buying your official plaque, your official complaints forms and obtaining the login codes for registering the guests, (currently done through hospederias website but due to change to next year).

You will need a keyholder to do the checkins, checkouts, cleans and be on call for emergencies if you don't live locally if you plan to manage the advertising and bookings yourself (we and many others owners do that without a problem).  There are plenty of ways to advertise for free or very cheap so you don't have to use expensive portals.  Some prefer to hand over to an agency but you will lose a lot of the income in agency fees (and if not an EU resident they are not tax deductible), and also the control over who stays and when.

Tax for non-residents is payable quarterly (residents is annual).  For non-EU residents the tax rate is a flat 24% on rental paid.  For EU residents the rate is 19% on net as there are a few allowable deductions.

We are based near Denia & we used a gestor, he is very reasonable & a trustworthy bloke! He will apply for you, hopefully won’t take too long , we did ours last year, just drop him an email & he will guide you with the process, he’s based in Javea : [email protected]

Thank you for your response. Sorry just seen this! We have already gone through a Gestor recommended by a friend and now waiting for the application to be processed? On another note, do you know of any reliable Agency that manages Winter Lets in the Denia area?

We have just signed up with Vacation Villas, They are based in La Xara near Denia . They don’t do pacifically winter let’s but all round let’s , they may help you. Very nice people - Ask for Jeff or Christine

We have a problem with our neighbours above us that rent out their apartment, one of their renter's dropped a lit cigarette onto our toldo, but are refusing to pay for the damage, saying her insurance will not cover it . Where do we go from here, it's now been ongoing for over 6 months. You're comments please
