All the properties on and off the CV861 from Dolores were flooded by the opening of the Dam just when the rainwater was seeping away,  where I live was flooded by well over a metre of flood water and is still soking wet there was no where for the water to go ,the canal and the stream on the edge of our property was overflowing and everyone had to leave 

We are still trying to dry out the house and the smell is everywhere, all the walls in the house are having to be replastered and damp proofed and most of the furniture is needing to be replaced and there has been no payment from the emergency fund ,it is now six months overdue

That sound terrible for you.  We flooded in November (North Yorkshire) and are half way through the repair work.  Luckily for us, our insurance have been great.  I hope it’s not too long now till you get your home back.

The rain in Spain is nothing like the rain at home. Yes, we certainly get constant rain fall but when it rains in Spain, it’s torrential. Fortunately, we are high up in Torrevieja so the rain runs like crazy down towards the sea.The damage it can do in a few hours is frightening. I’ve seen the decking on the boardwalk ripped to pieces. I’ve seen people brushing water out of their homes, I’ve seen manhole covers a foot off the road being supported by powerful flood water shooting upwards. It’s not always the Gita frea.  It’s rain at any time of the year that can cause enormous damage. Our friends bought a detached bungalow in La Marina urbanisation 5 years ago. They were Not prepared for the consequences of the rain. Rain flooding into their underbuild and destroying furniture and clothes, rain flooding into their back door and anywhere it could gain entry. They’ve worked very hard to create diversions so the rain can flow elsewhere but it hasn’t been easy. 

We don’t live there so many times we’re unaware that out galley was drenched and water flowed into out kitchen and made its way into the living room. We discovered our rolled up rug under one of the settees was soaking and couldn’t think why. Well, we were there on an occasion when we witnessed the deluge hitting the Perspex roof and getting in effortlessly. We’ve had a new roof installed with the usual guttering and drainpipes that it should have had and didn’t!   Buying a holiday home is a gamble. It’s not all plain sailing but in time once everything is sorted, it’s well worth it 

When viewing, discreetly look for telltale signs eg. Flaky walls. Areas on the walls that have been fixed up with poly filler. Damp smells ,

Many people were unfortunate in that they were at lower points where the water collected, and suffered the consequences.

Google Earth can give some idea of the low points in an area when you're doing a property search, but it isn't as good as a proper topographical map. The easiest thing to do is ask people who live in the area you look at if they suffered from the flooding.

As regard to it being a one-off event, it was certainly the worst in over 150 years, but that doesn't mean it won't happen again for another 150 years. With global warming, more water evaporates, and what goes up has to come down. I hope it doesn't, as I've already spend a lot of time on post-flood clear up, and haven't finished yet, but it could happen again next year.

Hi Jim,

I'm afraid I have to disagree with your comment that the flooding was due solely to the rainfall.  When we initially contacted our insurers to file our claim they tried to fob us off with the 'act of god' narrative. When we queued all day to lodge our claim for the 'emergency payment' which took 18 months to reach our bank lol, we were told at the town hall that the dam floodgates had been opened because the integrity of the dam was failing. We put this to our insurance company and they immediately backed down and paid us in full. Do you not consider they would have point blank refused our claim if was just flooding from rainfall.
